PLEASE REVIEW THESE RENTAL TERMS BEFORE BOOKING
1. CHECK-IN TIME IS AFTER 4 P.M. CST, AND CHECK-OUT IS 10 A.M. CST. NO early check-ins or late check-outs unless expressly permitted in writing prior to check-in. We will provide early/late check-in/check-out as it is available, but this is not guaranteed and may depend on last-minute bookings that abut the dates of your stay. Please check-out on time at 10AM. The cleaning crew has authorization to enter the house at 10am on day of check-out.
2. This is a NON SMOKING property! You will be charged a comprehensive cleaning fee in addition to original cleaning fee if there is ANY smell of smoke/smoking in the home!
3. OCCUPANCY & PETS: This is a one bedroom one bath condo. While it can sleep toddlers or babies and provides use of a sleeper sofa, it cannot sleep more than four adults. PETS are not permitted in this property, under any conditions.
4. AGE MINIMUM: We do not allow party groups, spring break or student groups, bachelor/bachelorette parties, etc. All-adult groups may be required to meet a higher minimum age and/or pay an additional damage deposit. Minimum renter age is 25. Guests must sign house rules, damage authorization form and provide a full image of current state issued ID with picture that matches the booking site photo, prior to receiving access code to the property. Primary renting guest must be 25 years of age and stay on the property throughout the rental period. All guests must be listed by name, in original reservation. Failure to comply with this requirement, including visitors, may result in cancellation of reservation, departure from property and additional fees per day/per guest.
5. BALCONY, COMMUNITY POOL, BEACH, RIP TIDE CAUTIONS: Renters and all guests accept responsibility for ensuring appropriate use and care during the stay and for any injuries related to use of these items. Owner is not liable for related damages or injuries in water areas, in the home or on the property. Inappropriate use may result in repair and/or replacement costs. Guests hereby release owner(s) of all claims, damages, liability, causes of action arising from or in any way connected with the short term rental for this property. This release includes, but is not limited to any and all injuries, losses, claims, cause of action, and/or damages, including conditions caused, in whole or in part by the negligence of any and all third parties, whether foreseen or unforeseen.
6. DAMAGE INSURANCE: REQUIRED AND INCLUDED WITH EVERY BOOKING.
Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder and requires an advance credit card authorization.
Call the (866) number in the pamphlet for more info or click on link here: TRAVEL GUARD DAMAGE INSURANCE TERMS. The purchase of the insurance still requires you to follow the check-out list outlined in the check-out details, and you must follow all terms and conditions.
Owner reserves the right to charge an additional security deposit and/or require credit card authorizations for damages over $3000 or those not covered by the damage insurance.
7. DOWN PAYMENT - All bookings require an initial down payment of a minimum 60% to reserve your dates, depending on your total rental amount. This down payment must be paid by credit/debit card ONLY within 24 hours of booking or your lease may be deemed invalid. Once you have committed to the dates, you will fill in the booking form and use the credit card screen to pay via credit card.
8. TERMINATION & EVICTION - Current government issued photo identification is required in order to provide the building access code. We are unable to rent to guests under the age of 25. No exceptions! This condo has quiet hours in the evening and morning and parties are not permitted. Any misrepresentation of renter age, government or other identification, accurate guest count or inclusion of pets are immediate grounds for termination of this lease, with no refund of fees paid. Renter agrees to immediately depart the premises, if any of the above are identified after check in date.
10. BALANCE DUE DATE - balance is due 60 days in advance of check-in. The due date is in the confirmation. The system will email you a payment reminder with a credit card link a few days before your due date.
