WE WANT TO MAKE YOUR VACATION GETAWAY AS ENJOYABLE AS POSSIBLE.

These condos are privately owned. We ask that you do not rearrange the furniture. We want to keep our units in great condition so our guests can come to a clean, comfortable home. Please treat them with kindness.

Refunds

No refunds will be given for late arrivals, early departures, or cleaning and maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly. Maximum capacity is 6 people. Anyone in violation of this will be asked to leave the property without a refund.

Parking

Parking in unauthorized areas or on the street overnight may result in your car being towed. You are required to obey all parking rules and restrictions related to the property you have rented. Please note some communities limit the number of vehicles permitted by guests. Boats, trailers and RV’s are not permitted.

Absolutely no reservations or access to rental condos/homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than two children for one adult over the age of 25. A parent or guardian must be staying in the rental condo/home at all times. We do not rent to chaperoned groups. Our rental condos/homes are monitored for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. No exceptions.

Pet Policy

Absolutely NO PETS allowed. Our property is strictly animal-free due to severe pet allergies and can be a health and safety hazard for my family. This includes Service Animals and Support Animals. Anyone in violation of this will automatically forfeit their $500 deposit and be asked to leave by security, without refund.

Linens, Towels and Supplies

Bed linens, bath towels, hand towels, and wash cloths are provided. Guests are to provide their own beach towels or beach blankets as provided linens are not to be removed from the rental condo/home. An initial setup of trash can liners, bathroom paper, and toiletries is provided. Guests are responsible for purchasing additional paper products and cleaning supplies for the duration of their stay.

Owners Closet

Rental condos/homes may have one or more locked areas or closets that are reserved for the storage of the owner's personal property and are not included in the use of the rental. Any vacuum sealed packages are not for renters use and should not be opened. Please respect these areas & belongings. Forcing open a locked owner's closet is considered breaking and entering, and charges may be filed accordingly.

Housekeeping

Daily housekeeping service is not included. Your rental condo/home will be cleaned to quality standards prior to your arrival. Guests are responsible for leaving the rental condo/home in good condition at checkout. Please maintain the cleanliness of your rental condo/home as if it were your own. If your rental condo/home is found abnormally dirty at checkout, you may be subject to additional cleaning charges.

Smoking

Smoking of any kind is strictly prohibited inside all of our rental condos/homes. Violation of the no smoking policy may result in immediate eviction and an additional cleaning and deodorizing fee which may be withheld from or charged against your damage deposit. Smoking is permitted outdoors only and all cigarette butts and smoking debris must be disposed of appropriately.

Community Pool

Use of the community pool/hot tub is at your own risk. There is no Lifeguard on Duty. The pool is to be used by the guests and tenants only.

Pool bands will need to worn while in the common areas.

General Rules

Sliding doors will need to remain closed while the AC is running. If left open this will cause the Smoke Alarms to go off.

Additionally, please ensure that no items hanging over or thrown off the balcony. Any incident could result in serious injury and result in a felony crime.

No parties are allowed.

If you have others staying on the property with you that are not listed on the contract you will be sharing in the responsibility of the cost of any damages should there, be any. You are also accepting full responsibility for any and all legal action should there be any.

All persons staying on property must be listed on the contract if not you will be immediately evicted and all monies paid for rent and security deposit will be kept, plus an additional $500.00 will be charged to person holding contract. We do have a Ring Peephole. The device ONLY monitors outside the door and into the hallway and has no capabilities inside the unit.

50% will be required to reserve your dates and the balance will be do no later than 60 days prior to arrival date. 100% Refund in the amount paid if you cancel 30 days prior to check in.

INDEMNIFICATION- THE TENANTS AND TENANTS GUEST SHALL HEREBY INDEMNIFY AND HOLD HARMLESS THE LANDLORD AND/OR THEIR EMPLOYEES AGAINST ANY AND ALL LIABILITIES, INCLUDING LOSSES, EXPENSES, DAMAGES, CLAIMS OF DAMAGES, PERSONAL HARM, PERSONAL PROPERTY, INJURY, ANY TYPE OF ILLNESS OR DEATH TO THEMSELVES, AND/OR ANY FAMILY MEMBER AND/OR FRIEND ON THE RENTAL PROPERTY’S HOME PREMISSES, DURING THE USE OF COMMUNITY POOL AND DURING THE USE OF THE RENTAL HOME.

I HAVE READ AND UNDERSTAND THE CONTRACT IN IT’S ENTIRETY. I HAVE NO QUESTION ABOUT ANY RULES OR REGULATIONS IN THIS CONTRACT. I HERE BY SWEAR THAT THE INFORMATION PROVIDED IS TRUE AND ACCURATE. I HEREBY SWEAR THAT I AM ONLY SIGNING FOR MYSELF. I AGREE TO ABIDE BY ALL RULES CONDITIONS OF THIS CONTRACT, INCLUDING THE INDEMNIFICATION CLAUSE.
