& Rental Policy Agreement

The tenant /rental guest hereby agrees to the following:

  1. Amenities: All amenities associated with Turquoise Place (i.e. pools, saunas, hot tubs, lazy river, etc.) rates, and unit descriptions are subject to change. No refunds will be made for unavailable amenities. No children under the age of 14 are allowed in the weight room or in hot tubs.
  1. Maintenance/Mechanical: Air conditioning, televisions, vcr, dvds, appliances, fans, light fixtures, etc. are not guaranteed. No refunds and/or rate adjustments will be made for mechanical failures or malfunctioning. We will strive to make every effort to repair any mechanical failures as soon as possible after being notified by you of the problem.
  1. Unit Policies/Occupancy: The total number of persons allowed in 806D is restricted to twelve which is the number it sleeps. Violations of over occupancy and/or disrupting the peace are grounds for eviction with no refund of rent or deposit. Renter must be over 25 years of age. Note that Turquoise Place Security may make determinations about violations of noise or otherwise unsafe behavior of guests.
  1. Responsibilities/Liability: Renting this property you are assuming all risk of and liability for any damages done to the property or person, agents, employees, or visitors occasioned by the present or future condition of the premises both latent and manifest. The owner is not responsible for accidents or injury to guests or occupants or loss of money or valuables of any kind. Rental Guest or tenant hereby absolves owner of any and all liability for injury or accident of occupants to include but not limited to: injury or death resulting from use of hot tubs, bath tubs, showers, pool, grill, balcony, appliances, tile, carpets, rugs and glass, any and all amenities or portions of the property. Moreover, rental guest or tenant assumes responsibility for any damage or injury to his/her guests in the unit during the period of the rental agreement.
  1. No Pets/No Smoking: No pets and no smoking are allowed in Rejuven806d. Eviction and forfeiture of rent will occur if a pet/ smoking or evidence of a pet / smoking is found in the unit. Tenant agrees that excess cleaning charges will apply if pets / smoking impacts the unit in any way.
  1. Deposits: Deposits are held as a damage deposit and does not apply towards rent. Deposit, less $30 processing fee, will be returned within 30 days from departure, if unit is left in good order and inventory report shows no damaged or missing items.
  1. Refunds/Cancelation: There are no refunds of the rental rate for early departure. There are no refunds or reductions in rent for changes to furnishings, appliances or amenities. There is no refund on the rental rate within 30 days from your scheduled arrival date for weekly rentals and within 60 days for monthly rental. Note that in the event of an Alabama State of Emergency impacting beach use we will allow for cancelations within 72 hours and offer full refunds less $30 processing fee if your stay has not yet begun; both parties agree to work towards mutually agreeable solutions in emergencies.
  1. Boats, jet skis, trailers, motor homes or any towed vehicles are prohibited on the property by the building management.
  1. Check in: Check in is at 3pm. It is rare to get an early check in given the cleaning team’s efforts to prepare and sanitize the unit for your stay.

10: Check out: Check out is at 10am. If you need a later check out, please let us know. Additional charges may apply depending on our cleaning schedule and preparations for the next guests. Keys should be left in the unit.

10.1 DEPARTURE RESPONSIBILITIES include:

  1. The rental guest or tenant hereby authorizes, approves and acknowledges that the damage deposit given for rental of 806D may be deducted, at the discretion of its owner Kelley & Daryl Artz, for any damages, loss, theft or additional excess cleaning due to guest occupancy. A thorough inspection and inventory is made before and after guest use of the unit. Guest will be notified of charges, if applicable. Rental guest or tenant acknowledges specifically that Bath Towels which are damaged or missing will be charged at a rate of $25 per towel.
  1. We reserve the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for loss of money or valuables of any nature. Rates, descriptions and availability are subject to change without notice. Every precaution has been taken for accuracy; however, we reserve the right to correct errors. Rates and policies are subject to change without notice prior to booking confirmation.

13: PARKING AT TURQUOISE PLACE:

Prior to June 1, 2020: Guests may park 2 vehicles in the parking garage at no charge. Overflow parking exists on a limited basis for a fee charged by the building management Spectrum Resorts COA Management Team. Transactions take place at the Lobby Check in Desk in building D.

On June 1, 2020 and Thereafter: All guests are subject to a Guest Vehicle Registration fee of $40.00 per vehicle per stay for up to TWO vehicles. This fee must be paid in advance.

Parking onsite in the garage is only guaranteed for up to 2 vehicles registered in advance. Any vehicles not registered in advance are subject to the overflow parking fees, BASED ON AVAILABILITY.

Lost or stolen parking passes will not be replaced. Instead, you will be required to purchase one of the overflow parking passes as listed above. Note that these are the policies of Turquoise building management and not within the control of individual owners.

There is limited parking for oversized vehicles on the lobby level parking garage. The following vehicle types are prohibited from parking on property or in any overflow parking lots: RVs and campers (this includes Sprinter vans with hook ups); Trailers; Buses; Boats and jet skis; Off road vehicles; Any vehicle which, in the sole discretion of Spectrum Resorts COA Management Team, is of a size too large for a parking space to accommodate. Please note that the Spectrum Resorts COA Management Team and the private owner from whom you are renting are separate entities and the owner is not liable for Spectrum’s determination of parking of your vehicle.

14: YOUR BOOKING 806D CERTIFIES that you have read this rental license agreement and addendum, understand, and agree to abide by it, that you will maintain the property in as good a condition as you find it. Reasonable wear and tear acceptable, and you agree to replace or pay for any loss, breakage, or damage to the entire satisfaction of the owner or his agents. YOUR BOOKING also certifies that you are an adult and financially responsible for any damage by parties present during your occupancy dates.
