Check -in and Check-Out Times

Check- in time is no earlier than 4:00 PM EST, and premises must be vacated no later than 10:00 AM EST on the ending date of the rental, as housekeeping will enter promptly at 10:00 AM. For each 15 minutes you are late leaving, you could be charged $50. If cabin is clean before 4pm we will text you. Kindly text us at your departure.

Damage Deposit: We may require a separate deposit for damages.

Any damage noticed on arrival should be reported to owners. Additionally, all accidents or damages while at the premises must be reported within 12 hours of occurrence. Guest understands they are solely responsible for, and assume all liability for, any damage(s) to the premises, amenities, equipment, or furnishings. This include damages caused by other guests during their stay, or licensees. Any general maintenance issue should be reported so the unit can be kept in good repair. We do not offer refund for cleaning issues..but will send a cleaner to cabin to remedy any issues you have at your arrival.

In order to not have your credit card charged, the following must occur:

a) No damage is done to the unit or its contents including the linens. b) No items are missing upon the inventory check.

c) All debris, garbage and discards are placed in proper containers and all soiled dishes placed in the dishwasher.

d) The maximum occupancy of the unit (8) was not exceeded and there was no smoking or evidence of smoking, or pets or evidence of pets.

e) Unit is left in neat condition and all doors and windows are locked.

f) The Guest(s) is not evicted by the owner (or representative of the owner), the local law enforcement, or any security personnel.

Deposit: A deposit is due at the time the cabin is booked if your stay is more than 60 days away. You will be asked to pay the deposit by credit card at the end of the online booking process. This deposit is applied to your rental balance and balance is due 60 days before your arrival date, depending on date of your booking. Balances not paid when due are subject to forfeiture of deposit.

Deposit: If 2 payments..A deposit is due at the time the cabin is booked if your stay is more than 60 days away. You will be asked to pay the deposit by credit card at the end of the online booking process. This deposit is applied to your rental balance and balance is due 60 days before your arrival date, depending on date of your booking. Balances not paid when due are subject to forfeiture of prior payment.

Severe Weather: We do not refund rents or deposits due to canceled or shortened stays because of weather, including snow/ice. Departures, canceled stays, or late arrivals due to inclement weather do not warrant refund of rent or deposit. We highly recommend travel insurance for your trip. It is offered when you reserve the cabin online or can be purchased through other online sources.

Smoking Policy: Absolutely no smoking is permitted inside the cabin- NO EXCEPTIONS. If you smoke on the deck, please do not throw your butts on the ground. Make sure the butt is out and place butts in an appropriate receptacle. If housekeeping has to pick up butts, there may be extra charges. Evidence of smoking inside will result in a charge of $300 to deodorize the home. This policy is STRONGLY ENFORCED, and can result in immediate expulsion by law enforcement with no refund!!

Pet Policy: Absolutely no pets are permitted- NO EXCEPTIONS. If any evidence of pet(s) is found inside the cabin or on the premises, you will be asked to vacate immediately by law enforcement with no refund of rent and your credit card will be charged $500 for violating the lease agreement. Evidence of pets on the premises after check out will result in a $500 charge on your credit card. This policy is STRONGLY ENFORCED. There are exterior monitored cameras in use.

Accommodations: Under no circumstances are furniture, bedding, mattress pads, utensils or any other item supplied with the rental property to be taken out, moved, or rearranged. Locked locations are used by the property owner, and are not included with the rental, nor are they to be tampered with.

Satellite TV: We cannot guarantee any programs, events, or subscription levels. Guest(s) should not attempt to use Pay Per view, remove/add any locked channels, nor remove/reattach any existing audio/visual cables including but not limited to TV’s, DVD players, movie projector or CD players. Guest(s) will be responsible for all service call charges at $200 Fine per occurrence. IF YOU CHANGE ANY CONNECTIONS TO PLAY GAMES..YOU MUST PUT BACK AS FOUND. IF WE HAVE TO SEND SOMEONE TO RECONNECT THERE IS A $200 charge. NO GAMES ALLOWED THEATER ROOM!!!!!!!

Internet Access is Wifi and Unlimited.

High Definition Audio and Visual Equipment: Cabin is equipped with a High Definition 75” TV in the theater. Guest(s) are strictly prohibited from tampering with, or interfering with, the sensitive components, cables, and interface of the system. No cables, plugs, DVD players, Xfinity or stereo receivers are to be manipulated in any way from the original setup. No Xbox, Nintendo, Playstation, Wii, or any other similar gaming device is to be connected to the components. Doing so will result in an immediate NO EXCEPTION fine of $500.

Maintenance: While owner cannot offer refunds or discounts for any amenity malfunctions (appliances, electrical, hot tubs, TVs, fireplaces, etc.), we perform regular maintenance to insure good working order. If there is a problem, we will make every effort to correct it as soon as possible. Emergency issues (i.e., lack of power or water in cabin, severe leaks, fire, security issues, accidents, locked-out of cabin, etc.) should be reported immediately. Should a repair technician make a call to a rental property unit and find the equipment is in working order and the problem was due to the Guest(s) oversight or neglect, the charge for service will be at the Guest(s) expense. Please note: AREA MINIMUM SERVICE CALL FEES START AT $85.00. Guest(s) understands and agrees that owners and/ or contractor may enter the rental property with prior notice at any reasonable time for the purpose of making any repairs. Always KEEP SHOWER LINER IN TUB WHEN SHOWERING TO AVOID LEAKAGE!!

Cleaning: Rates include initial linen setup and cleaning service at the time of departure. There is no daily maid service. Additional paper items and trash bags beyond the initial supply will be the responsibility of the guest.

Maximum Number of Occupants: The cabin is to be occupied by a maximum of 8 persons at any time. House parties/events are not allowed, and we do not rent to vacationing students or anyone under 25 years of age unless accompanied by an adult guardian or parent. Any reservation obtained under false pretenses will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check in, and/or subject to immediate eviction with no refund of funds paid.

Left or Lost Items: If you realize you left something, contact us, and our cleaner will drop at UPS for packing and shipping if item is found. We will do our best to locate, but cannot be responsible for left/lost items.

Cancellation Policy: No refund of any funds for cancellation. For this reason, we strongly recommend you purchase trip insurance to protect your vacation investment.

Indemnification and hold harmless: Guest(s) agree to indemnify and hold harmless the Owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property. This is including, but not limited to, any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The term “Owner(s)” as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms “Guest(s),” “Licensee of Guest(s)” as used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees,licensees, representatives and other persons on the rental property during Guest(s) occupancy (without regard to whether such persons have authority under this Agreement to be at the rental property), where the context requires or permits.

Disputes: This Agreement shall be governed by and interpreted in accordance with the laws of the State of Texas, and shall be treated as though it were executed in the County of Nueces, State of Texas. If action relating to this Agreement is instituted in Nueces County, Texas, guest(s) specifically consents to such venue and jurisdiction and to extraterritorial service of process.

I have read and understand the above rules and regulations. By booking this property, I am agreeing to all terms and conditions in this document, including any and all cancellation and damage terms. I am at least 25 years old, of sound mind, and I am responsible for any and all damages that occur to the property or it's contents by me or any other member of my group, or any guest's licensee while I am the registered occupant of the property. I accept full responsibility for damages, fees, or extra cleaning should they be found during or after my departure. Owner will promptly notify guest of any damage found. I understand and consent to the use of the credit card provided without original signature on the charge slip, and that this credit card authorization cannot be revoked and will not terminate until 30 days after the leased premises are vacated.
