    1. CHECK-IN TIME IS 4:00 p.m. EST and CHECK-OUT IS 10:00 a.m. EST. PLEASE NOTE MAJORITY OF CELL PHONES WILL SHOW CENTRAL STANDARD TIME!
    2. SMOKING: This is a NON-SMOKING unit. Smoking is strictly prohibited inside the unit. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
    1. FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). Absolutely no house parties allowed. Any violators will be evicted without refund as well as loss of damage deposit.
    1. The following rules must be adhered to avoid additional charges:
    1. No damage is done to home or its contents (linens/towels included), beyond normal wear and tear.
    2. All keys are returned to their lockboxes (a $40.00 fee for each unreturned key).
    3. All debris, garbage and discards are placed outside in the proper containers.
    4. Soiled dishes are placed in the dishwasher and cleaned.
    5. Home is left in a neat condition and furniture was not rearranged (a min. $50.00 charge if extra cleaning is required).
    6. No items are missing from the home; all WINDOWS/DOORS were closed and LOCKED
    7. No smoking inside the home.
    8. Absolutely no pets unless notated on the rental confirmation. Then only the number of pets notated is allowed. Dogs that excessively bark and annoy the neighbors will be in violation of this policy and will be subjected to immediate eviction, loss of rental and damage deposit
    9. There were no violations of the rental policy.
    1. PAYMENT: An advance payment of 50% is required upon booking. The advance payment will be applied toward the rent. The balance of rent is due 60 days prior to arrival date. Please note that credit cards used for final payment will incur a 3% transaction fee.
    1. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $100.00 processing charge. There is no refund of rental FOR ANY REASONS if cancellation is made within 60 days upon arrival date. Late arrivals, NON-ARRIVALS or early departures for any reason do not warrant any refund of rent or deposit. IT IS HIGHLY RECOMMENDED TO BUY THE APPROPRIATE TRIP INSURANCE TO COVER ANY CANCELLATIONS.
    1. MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. The initial set-up of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the guest.
    1. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment.
    1. HURRICANE POLICY: Hurricane Policy and Tropical Storm Policy

    We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather-related problems. www.insuremytrip.com provides the most options and you can order online to purchase this in your name.

    1. NO PETS: Absolutely NO PETS ALLOWED UNLESS NOTATED ON THE RENTAL CONFIRMATION. If any evidence of a pet(s) is found in the home or more pets are present then listed on the confirmation, you will be asked to vacate immediately with no refund of rent or damage deposit.
    1. LOCKED OWNER’S CLOSETS: Please respect our privacy. Any evidence and/or tampering with owner’s closet can result in additional charges.
