RATES and STAY REQUIREMENTS:
- Summer and Spring Break seasons: Since I do not require a weekly rental for this condo, sometimes flexibility in dates may be necessary to coordinate our calendar of reservations.
- I require a 3 night minimum but during holiday periods, a longer stay may be required.
- Monthly rentals available only in November, December, January and February
RESERVATION PRIORITY FOR SANIBEL 1102 GUEST:
As a special service to my valued guests, current visitors have the first option to reserve the same property, for the same time next year. Guests have made their beach vacations a family tradition year after year and I would love to see you again at Reese’s Retreat. Book online at ivacationonline.com, property I.D. #6661 during your stay to reserve your vacation next year.
WE PROVIDE:
- Bed linens, blankets, and pillows
- Essential kitchen items
- Start-up supply of soap and paper products
- Bath towels (don’t forget your beach towels!)
FINANCIAL: I accept MasterCard, and Visa, plus personal checks for final payment only.
- Down Payment is only by credit card.
- When paying second payment by check, please include the dates of vacation on the check. Write and mail to Marcia Mullens: PO Box 131392, Spring, TX. 77393. Notify me that you have sent a check thru text or phone call and I will be looking for the check to arrive and I will confirm receipt. The check must clear the bank at least a week prior to your arrival. Please do not mail a check if you are fewer than 14 days from arrival.
- Guests are responsible for payment of all nights reserved, regardless of your actual arrival and departure date - no refunds for early departure.
- State Lodging tax is 13% and is included in quote.
- One parking pass is included in all quotes
- Tax rates are subject to change and holiday/special events may have longer stay requirements or premium requirements on booking.
- The down payment is equal to 20% of the gross rental amount. Short notice rentals may have different terms.
- Balance on your reservation is due 30 days prior to arrival or at time of booking if reservation is made less than 30 days prior to arrival. Monthly bookings may require payment further in advance, per whatever we agreed to in writing.
- No weather refunds. I encourage you to purchase trip insurance, especially during hurricane season.
PRIVACY POLICY: Since the guest inputs their information, we never see, nor retain credit card numbers. Your second/final payment is never automatically charged so look for a payment reminder email with credit card link when it's due. We will not provide your information to any 3rd party company.
CONDO RULES
- No Smoking - No Vaping
- No throwing anything off balcony
- No hanging objects off the balcony
- No controlled substance
- No house parties
- Follow all building and pool rules as posted in elevator and at pool entrance.
- Electronic door code is good for your exact times of stay. Cleaning crew has permission to enter at 10:00am, when your door code will cease to work. In shoulder and off season I may approve early check in or late check out but it must be in writing and agreed to in advance.
- Complete CHECK OUT LIST before departure. That list is found on kitchen counter upon arrival, but is just a 5-minute check list to help the cleaning crew get started.
PETS: We love pets too, but they are not allowed in this property. This is a COA policy and strictly enforced. A pet, or any evidence of a pet, found on the premises is cause for eviction and forfeiture of rent.
DAMAGES: The damage insurance/IVOL warranty purchased for you for the duration of your stay ONLY applies to ACCIDENTAL damages up to a $3,000 limit. This policy is IN LIEU OF a substantial security deposit. You will be personally responsible for any damages not covered by the warranty program, or above the $3,000 limit, including legal action. CONFIRMATION INFORMATION
Please contact me immediately if you find a discrepancy in your confirmation, otherwise it will be assumed correct. Please verify:
- Arrival/ departure dates
- Rental amount due
OCCUPANCY:
- Sleeping capacity is max of 4 adults but 6 total (includes children).
- No adults in bunk beds and max weight limit is 150 lbs. Only children 12 and under in top bunk.
AGE REQUIREMENTS:
No property will be rented to persons other than families, married couples, and adults who are 25 years of age or older. The vacationer must closely and personally supervise all occupants of a property under the age of 25 years. Single persons under 25 years of age will not be permitted to check-in. Any reservation obtained under false pretense may be subject to loss of contract, finances and/or eviction.
ENTRY BY MANAGEMENT, or others as needed:
Please be advised that this vacation property may be inspected during your stay by property management or other vendors as needed. I do my best to avoid an intrusion upon your vacation. However, if the need arises to check a property, or make a maintenance call in this unit during your stay, the service personnel will knock on your door and contact you prior to checking on your condo, except in Emergency situations.
On occasions the condo may be entered by pest control, fire department, COA, or other service technicians. Please do not refuse entry.
PARKING
Here at the beach, parking is limited. Please make travel plans accordingly to avoid any inconvenience at arrival.
- Sanibel Condominiums - 1 to 2 vehicle passes per reservation. One per car. One vehicle pass is automatically included with the rental and one additional pass can be purchased for $20.00. Just let me know in advance if you have more than one vehicle and we can work that out ahead of time and make them available to you.
- Boat trailer, jet ski trailer parking is available with permission prior to arrival with paid parking pass. Please contact me prior to arrival so fees can be worked out.
CANCELLATIONS AND CHANGES
If you find it necessary to cancel a reservation or change dates, I must be given advance notice in order to receive a refund of the down payment less a small administration fee.
- 60 day advance notice for daily and weekly stays for a full refund, minus a small admin fee.
- Stays cannot be shortened unless you are more than 60 days in advance of arrival and weekly stays in summer or spring break cannot be shortened since we have built our reservations on the calendar around your dates.
- Monthly Rentals - 90 day advance notice required for full refund minus an admin fee. If you have booked 60 days or more, we require 120 days advance notice for cancellation with refund, minus an admin fee.
- If less than the minimum notice is given, any payments will be forfeited.
TRAVEL INSURANCE
VRBO/Homeaway and Ivacationonline.com both offer insurance to protect your vacation investment. You can choose to include travel insurance on your reservation up to final payment. There are NO WEATHER REFUNDS.
CHECK-IN/CHECK-OUT
- Check-in is 3:00PM or after
- Sanibel complex is located at 1524 West Beach Blvd. Gulf Shores, AL condo #1102 (11th floor)
- An electronic door code will be given to you prior to arrival via email with your instruction. This code is only good for the exact date/times of your stay. Memorize this code and share it with everyone staying. There are no keys. Print out your instructions when this ACCESS check-in email arrives.
- If the guest is locked out of the property after hours, the building manager may charge a $75 re-entry fee. Keep your door code with you at all times.
- CHECK OUT is 10AM PROMPTLY. Your door code will no longer work after 10am. Please follow the CHECK OUT list provided on kitchen counter upon arrival. It is a short list that will only take 5 minutes.
- Any exceptions to the above mentioned policies must be approved in writing/email by Larisse Mullens Owner.
