  1. By agreeing to these Terms and Conditions you are acknowledging that you understand and accept all of the provisions contained herein. All payments made by you, either online or through a representative, are being collected on behalf of the homeowner and or the homeowner’s authorized agent.
  2. CHECK IN TIME is 3pm (MST - Arizona). CHECK OUT TIME is 10am (MST-Arizona). Any extension of these times requires written permission from owner. I can only guarantee the 3pm and 10am but will provide extended times when I can, depending on other reservations. PLEASE BE PROMPT upon departure, and don’t forget to text the cleaning crew on the way out.
  3. DEPARTURE check-list must be completed. It is on the reverse of the welcome letter on kitchen counter when you arrive. It will only take 5 - 10 minutes and gives the cleaning crew a jump start.
  4. DAMAGE REPORTING: Upon arrival, please report any damages other than normal wear and tear, on the day of arrival - IN WRITING. Please also report any non-working items so that we may have them serviced.
  5. MAXIMUM GUESTS: We sleep 8 guests in beds but a max of 6 adults is allowed, due to bunks.
  6. SMOKING is NOT allowed inside. Smoking is allowed outside only. Please dispose of butts properly.
  7. CLEANING FEE: Accommodations will be cleaned prior to check-in. Bed and bath linens and a starter supply of amenities are provided. Additional cleaning service is available upon request for an additional charge. If upon inspection after check out, owner or cleaning manager determines that the Premises requires cleaning beyond what is normal and customary, the Guest shall pay the additional associated expenses.
  8. MAINTENANCE: In the event of equipment, appliances, or utilities’ malfunction during Guest’s stay, owner will expedite repairs. Guest should call owner as soon as you becomes aware of any problem – most issues can be taken care of quickly.
  9. PROPERTY AND GUEST AMENITIES: All efforts will be made to accommodate property amenities or guest amenities which are expressly advertised or offered in writing. However under no circumstances can owner guarantee or warrant any one property amenity or guest amenity. Please report any issues with property amenities or guest amenities immediately to our office.
  10. UTILITIES: No compensation will be given for temporary outage of electricity, gas, water, or Dish service. Utility service outages should be reported immediately and all efforts will be made to have them restored as soon as possible.
  11. VISITORS: People other than those in the booked Guest’ party set forth in this reservation may not stay overnight in the property. Any other person on the property is the sole responsibility of booked Guest.
  12. NOISE CONTROL: Keep all radios, television sets, stereos, etc., turned down to a level of sound that does not annoy or interfere with other residents
  13. ELECTRONIC DOOR CODE: Guest shall not provide the door code access information, key, or any other access to any third-parties, other than those expressly authorized occupants listed above.
  14. Abide by all federal, state, and local laws and ordinances affecting the Premises, including, without limitation to, the use or possession of illegal drugs and substances.
  15. PARTIES OR LARGE GATHERINGS: House parties and large gatherings exceeding maximum occupancy are prohibited and may result in the immediate termination of this Agreement, and Guest’s immediate removal. (*Please expressly request information for any large groups or events.)
  16. LIABILITY RELEASE: All of the townhomes are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
  17. Keep the property and all furnishings in good order.
  18. Only use appliances for their intended uses and make sure to turn off gas for grill and firepit AT THE TANK. All fires in fireplace must be thoroughly extinguished before departure.
  19. NO PETS: Pets are NOT allowed, no exceptions.
  20. PARKING: maximum of 2 parking spots. One IN our garage, and one in the driveway. This community has a strict policy of no parking on the street. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  21. TOTAL CHARGES:
  22. +Nightly (X number of nights) or weekly rate
  23. +Departure cleaning $175 (longer stays may require a higher cleaning fee)
  24. +14.02% lodging taxes (compilation of state, city, county and privilege tax)
  25. +Take that sub-total and then add the $49 one-time damage insurance which is IN LIEU OF a sizable security deposit.
  26. DOWN PAYMENT is required to book. It is usually a percentage of your total due, with balance due 30 - 45 days prior to your stay, depending on length of stay. The down payment APPLIES TO TOTAL DUE and is not a refundable deposit.
  27. Accidental Rental Damage Insurance: Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
  28. CANCELLATION POLICY: Regardless of the below notification requirements, a 10% administrative fee (of total reservation invoice) is ALWAYS charged for cancellations, to cover credit card fees and administrative time. Reservations for 7 nights or less: 60-day notice required for refund -- Reservations 8 - 21 nights: 90-day notice required for refund --Reservations 22 nights or longer: 120 day notice required for refund and we encourage you to but the trip insurance if you think you may have a need to cancel. ***as a courtesy to our guests, we always attempt to rebook your canceled dates. If I can rebook your canceled dates for same rates, I am happy to refund your funds, minus the 10% admin/cancellation fee.
  29. There are NO WEATHER REFUNDS, no exceptions. If your town of departure may experience travel delays, consider purchasing the trip insurance.
