Please print these Terms and Conditions for your records.
The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. This is a Saturday to Saturday Rental. During high season, some units may not be ready by 4 p.m., your patience is appreciated.
The PREMISES is located at: 45 St Martin Cir., Miramar beach, Florida 32550
SECURITY DEPOSIT: In lieu of a security deposit we will hold your credit card on file. If there are damages to this unit during your stay, we will bill your credit card and send you an invoice. You agree to this by booking this unit. The balance of rent and any other fees are due 60 days before you arrive. You can mail a check to
JSRE / Kastlekeepers LLC. This information will be emailed to you. If you are booking this within 60 days of arrival, the total amount is due at time of booking.
ACCIDENTAL RENTAL DAMAGE INSURANCE:Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
Any damage noticed upon arrival should be reported to the owner immediately. If damage is not reported, your credit card may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair. In order to not have your credit card charged, the following must occur:
- a) No damage is done to the unit or its content including the linens.
- b) No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.
- c) All debris, garbage and discards are placed in proper containers.
- d) All soiled dishes are placed in the dishwasher.
- e) There was no exceeding the maximum occupancy of the unit.
- f) There was no smoking or evidence of smoking in a designated non-smoking unit.
- g) Unit is left in neat condition.

SEVERE WEATHER - We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit.
Hurricane Policy and Tropical Storm Policy
We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip.

This lease is between the LESSEE or Guest and JSRE/Kastle Keepers LLC or LESSOR. JSRE/Kastle Keepers LLC is the management comany that operates this unit.
COMMUNITY RULES: Guest agree to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time.

SECTION 1.0 - RULES AND REGULATIONS - In addition to the Master Association Rules & Regulations, the following Rules and Regulations must apply to the Maravilla Shores and Cottages owners, guests and renters. Violations of any conditions of the following rules will result in a fine of $100.00 for each occurrence levied against the property owner. Maravilla property is under video surveillance 24/7.
1.1 STANDARDS: All Shores and Cottages homes must be maintained, repaired, and kept up to standards as regulated by the Maravilla Homeowners Association. Any property that is in need of visual repair and/or cleaning that detracts from these standards will be subject to a warning, fines, and finally, a lien if repairs are not made within a reasonable period.
1.2 GARBAGE CONTAINERS: All garbage containers must be KEPT FROM VIEW in accordance with the Maravilla Covenants and Restrictions. Waste Management has scheduled curbside pickup on Monday and Thursday mornings. Garbage containers are to be placed curbside on the evening of the day before pickup day. Empty containers must be removed from street curb on same day as pickup. Only household garbage must be placed in the garbage containers and dumpsters. If the homeowner has a cleaning service, the service must remove and dispose of the garbage or provide for curbside pickup.
1.3 VEHICLE PARKING: Vehicles must not park on right-of-way grass, yard grass or street at any time. Vehicles must not be driven on the grass at any time. Vehicles must not be parked across the sidewalk OR parked on the driveway apron between the sidewalk and street at any time. No boats, RVs, campers, wave runners, trailers, semi-tractors or busses must be parked in driveways or streets. THIS WILL BE STRICTLY ENFORCED. IF PARKING VIOLATIONS CONTINUE, THEN THE VEHICLE MAY BE TOWED FROM THE PREMISES AT VEHICLE OWNER’S EXPENSE. Legal parking in driveways only. Additional parking is available at the Clubhouse and Condominium parking areas and at the cul-de-sac at the south end of St John Court (south of Tennis Courts).
All vehicles parked in any Maravilla parking space must display a completed official Maravilla Parking Permit or an Owner’s Parking Permit Decal at all times. Violators will be towed at Vehicle Owner’s expense. Maravilla Parking Permit tags are available only to Owners and Property Managers at the Maravilla Clubhouse office for a fee.
1.4 SIDEWALKS: Sidewalks must be kept clear, unobstructed and clean at all times.
1.5 FENCES AND RAILINGS: Fences along sidewalks and the porch/deck railings of homes must not be used to hang anything. Flags must only be displayed on a pole.
1.6 PETS: The keeping of a dog or cat is not a right of an owner/guest but is a conditional license. This is subject to immediate termination at any time upon finding that a pet is vicious, annoying to other residents, or has in any way become a nuisance. The right to have a pet is subject to the following conditions: ï‚·
All pets must be on a leash and under the control of a responsible party at all times.

A pet must not be curbed or tied any place on the Maravilla grounds or porches/decks of homes.
ï‚· Pets must not be left unattended in a public place.
ï‚·A pet walk area has been established on the grounds at the North end of Condo Building 1.
ï‚· All owners of pets will be held strictly responsible to immediately collect and properly dispose of the wastes and litter of their pets.
ï‚· Pets should be kept away from homeowners’ properties and off the grass when walking anywhere else on the property. ï‚· All pet owners must have a plastic bag when walking their pets outside. ï‚· Repeat violators of the pet rules will lose their right to keep pets on the property.
ï‚· Pets are not allowed on the beach without a Walton County permit.
1.7 SIGNS: Any signs posted on homeowners’ property must be in accordance with the Bylaws of the Maravilla Homeowners Association. Non-conforming signs will be removed by the Association.
1.8 CLEANING SERVICES: Any cleaning service that is used by homeowners or rental management company must be knowledgeable of the Maravilla Homeowner’s Rules & Regulations and conform to these rules, ESPECIALLY THE RULES PERTAINING TO GARBAGE CONTAINERS AND VEHICLE PARKING and must display a Yellow Vendor Parking Permit at all times. Cleaning Services must register at the Clubhouse Office to obtain the Yellow Vendor Parking Permits.
1.9 GOLF CARTS, SCOOTERS, MO-PEDS: No rental 2- and 3-Wheel Scooters, rental MoPeds or rental Golf Carts will be allowed in Maravilla. Owner Golf Carts must be registered with the Association and obtain an Owner’s Parking Permit Decal, which must be attached to the Golf Cart. Any driver of a golf cart must be 16 years or older with a valid driver’s license and must obey all traffic laws, speed limits and signs within Maravilla. Golf carts are to be parked in the designated parking areas of the Condo parking lot when going to the beach or south pool, or in the Clubhouse parking area. No parking of golf carts on grass areas or street, including the beach street entrance.
1.10 SHORT-TERM RENTAL GROUPS: Any short-term rental group, regardless of number, which is comprised of underage (under 25 years old) occupants, must have a parent/guardian staying with the underage occupants during the entire rental stay period. Underage short-term rental occupants (under 25 years old) without a parent/guardian staying with them will be subject to eviction.

1.11 HAMMOCKS: Hammocks are not allowed to be hung anywhere on Maravilla Property.
1.12 GRILL USAGE: Grills of any kind must not be stored in the front yard or the front of the home.
1.13 NOISE AND DISTURBANCES: No activity that would constitute excessive noise or a disturbance to neighboring properties or the neighborhood in general will be permitted or tolerated after 10:00 pm and before 8:00 am. A "disturbance" is defined as, but not limited to, any loud noise, foul language, loud music, or yelling. Foul language or music with foul language that can be heard by neighboring properties will not be permitted at any time. Any disturbance from rental guests that requires the intervention of our Security Service or Walton County Sheriff's Office to resolve may result in an eviction from the premises.
1.14 WRISTBANDS – If Wristbands are required by the Association, then they must be worn by all Owners and guests when using the Amenities (both pools, tennis/shuffleboard courts, fitness room and beach) Anyone without a Wristband will be automatically denied usage of our Amenities. Wristbands when required will be available only to Owners and Property Managers at the Maravilla Clubhouse Office for a fee.
1.15 OTHER: The "NOTICE OF NEIGHBORHOOD RULES" (see Page 5 for NOTICE OF NEIGHBORHOOD RULES) must be displayed in at least two conspicuous places at all times in ALL Cottage and Shores homes that are available for rent. Speed limit of 15 mph must be maintained on all streets and parking areas.
1.16 RULES ENFORCEMENT: These Rules & Regulations will be enforced by the Maravilla management and employees. Violators are subject to fines and/or towing at owner’s expense as stipulated in the Rules & Regulations. See SECTION 2.0 – RULES ENFORCEMENT PROCEDURES.
1.17 Occupancy: All Owners and Property Managers must abide by their occupancy guidelines. No temporary bedding is permitted, other than infant cribs, in any rental home in Maravilla. Offending properties will be reported to the proper authorities.

NOTICE OF NEIGHBORHOOD RULES
This "Notice of Neighborhood Rules" must be posted in at least two conspicuous places in your home or rental property for all occupants to see.
1. PARKING IS NOT PERMITTED ON THE STREET. PARKING ON THE GRASS RIGHT-OF-WAY IS NOT PERMITTED AT ANY TIME. NO VEHICLES OR OTHER CONVEYANCES MUST PARK ACROSS THE DRIVEWAY APRON OR THE SIDEWALK THAT CROSSES THE DRIVEWAY. NO BOATS, RVS, CAMPERS, WAVE RUNNERS, TRAILERS, SEMI-TRACTORS, OR BUSSES ARE ALLOWED AT MARAVILLA. ALL VEHICLES PARKED IN ANY MARAVILLA PARKING SPACE MUST DISPLAY A MARAVILLA PARKING PERMIT AT ALL TIMES. VIOLATORS WILL BE TOWED AT VEHICLE OWNER’S EXPENSE.
2. NO LOUD NOISE OR DISTURBANCES IS PERMITTED PAST 10:00 PM AND BEFORE 8:00 AM.
3. NO TOWELS, BANNERS, CLOTHING, OR OTHER ITEMS MUST BE HUNG THAT CAN BE SEEN FROM ANY STREET. A FLAG MUST ONLY BE HUNG ON A FLAG POLE. NO HAMMOCKS MUST BE HUNG AT ANY HOME, LOT OR COMMON AREA PROPERTY.
4. GARBAGE PICK-UP DAYS ARE MONDAY AND THURSDAY. YARD DEBRIS PICKUP IS MONDAY. FULL GARBAGE CONTAINERS MUST BE PLACED CURBSIDE THE EVENING BEFORE THE PICKUP DAY. EMPTY GARBAGE CONTAINERS MUST BE REMOVED FROM THE STREET THE SAME DAY AS GARBAGE COLLECTION. GARBAGE CONTAINERS MUST BE STORED IN A LOCATION THAT IS ENCLOSED AND NOT VISIBLE FROM THE STREET. ALL GARBAGE MUST BE PLACED IN PLASTIC BAGS AND PLACED IN THE GARBAGE CONTAINER. ONLY HOUSEHOLD GARBAGE MUST BE PLACED IN GARBAGE CONTAINERS.
5. ALL PETS MUST BE ON A LEASH AND ANY “DEPOSITS” MUST BE PICKED UP IMMEDIATELY AND DISPOSED OF PROPERLY.
6. GRILLS OF ANY KIND MUST NOT BE STORED IN THE FRONT YARD OR THE FRONT OF THE HOUSE. GRILLS MUST ONLY BE USED OR STORED ON THE GROUND LEVEL.
7. ANY DRIVER OF A GOLF CART MUST BE 16 YEARS OR OLDER WITH A VALID DRIVER’S LICENSE AND MUST OBEY ALL TRAFFIC LAWS, SPEED LIMITS AND SIGNS WITHIN MARAVILLA.
8. RENTED 2- AND 3-WHEEL SCOOTERS, RENTED MO-PEDS OR RENTED GOLF CARTS MUST NOT BE DRIVEN ON MARAVILLA STREETS.
9. WRISTBANDS, WHEN REQUIRED, MUST BE WORN BY ALL RENTAL GUESTS AND OWNERS WHILE USING POOLS, TENNIS/SHUFFLEBOARD COURTS, FITNESS ROOM AND BEACH AND ALL OTHER AMENITIES.

Minimum Stay: This is a weekly rental. Saturday to Saturday. If you have a question about a longer stay please contact the owner direct.
INCLUSIVE FEES- Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners and toiletries is provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, laundry detergant, soap, beach towels, extra toilet paper etc.)
UTILITIES: The landlord will provide water, heat, electric, trash removal.
RESTRICTIONS: No RV's,golf carts, trailers, boats, jet skis or motorcyles allowed inside the gated community.
ACCOMMODATIONS: Three King beds, Two Sets of Bunk Beds with twin tops and twin bottoms, and 2 Queen Sofa Sleepers. Lessee supplies linens for beach use.
MAXIMUM NUMBER OF OCCUPANTS: The house is to be occupied by no more than 18 ( Eighteen ) persons at a maximum. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. No chaperoned groups VIOLATION OF THIS PROVISION SUBJECTS LESSEE TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
LESSEE assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
LESSEE assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
LESSEE agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
LESSEE and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
LESSEE agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
LESSEE agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
LESSEE agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.
Upon not less than 24 hours notice, LESSEE shall make available to LESSOR or his agent for the premises of entering to make necessary or convenient repairs and to show the premises to prospective tenants. In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from LESSEE.
LESSEE may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
If LESSEE abandons or vacates the premises, LESSOR may at his option terminate this lease, enter the premises, and remove all property.
In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures. Violators are subject to eviction according to Florida Statute 509.141.
LESSEE assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the LESSEE.
PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION. VIOLATION OF THE MAXIMUM OCCUPANCY PROVISION CAN RESULT IN SERIOUS HEALTH PROBLEMS DIRECTLY RELATED TO OVERUSE OF THE SEWER .THEREFORE, IN THE EVENT LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN 18( Eighteen ) PERSONS, LESSEE SHALL BE RESPONSIBLE TO PAY LESSOR.THE-SUM OF ONE HUNDRED ($100.00) DOLLARS PER PERSON IN EXCESS OF 18 (Eighteen ) PERSONS PER DAY FOR EACH DAY THE LESSEE ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN 12 ( Twelve) PERSONS.
Cancellation Policy: Cancellation or changes of reservations with advance payments. Cancellations that are made more than (60) days prior to the check in date will forfeit a minimum charge of $ 50.00. Cancellations that are made within (60) days of the check in date forfeit the full advance payment. Any changes that are made more than sixty (60) days prior to the check in date will not be penalized. Any changes made within (60) days of the check in date that result in a shortened stay, change of dates, change of location or unit, may result in loss of entire advance payment. Cancellations and early departures due to inclement weather do not warrant any refund of rent.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but not be limited to: cable TV charges; damages beyond normal wear and tear; unreturned keys, and parking infractions.
All persons using the pool area do so at their own risk and sole responsibility. KIDS MUST BE SUPERVISED ALL THE TIME IN THE POOL AREA. Owners assume no responsibility for any accident or injury in connection with such use. Persons using the pool agree with the Owners for and in consideration of the use of the pool, to make no claim against the owners for or on account of any loss of life, personal injury, or damage to or loss of personal property.
Check Out Procedures
We know you are on Vacation and we do appreciate your business. But we do have to ask that you abide by our Check Out Procedures. The main reason for this is so we can get the unit ready for the next guest. They arrive only hours after you leave. If you leave the unit in great shape, the next family can have access to the unit on time. We really appreciate you following these procedures.
Most of our guest follow all of these rules very nicely, but for the few that do not, this is notice that a $50.00 fee per incident or per hour which ever applies will be charged to your credit card.Â

1. Check-out time is by 10:00 am local time. Our managers and cleaners arrive at 10:00 am to start cleaning the unit.
2. Make sure you leave the door locked upon departure
3. Take ALL of the trash in the unit, including the bathrooms and bedrooms, to the outside trash containers This is the most common problem.
4. Put ALL soiled dishes in dishwasher, put soap in and turn on.
5. Wipe up any spills.
6. COMPLETELY empty the refrigerator.
7. Bring all used towels to the laundry area. We provide a washer and dryer and soap for your use. We do encourage you to do laundry during the week to keep up with the load of laundry.
8. Leave beds unmade that have been used. Please do not strip them though.
9. Make sure outdoor furniture is in original position.
Please leave the home neat and orderly to avoid additional charges. If the cleaning crew finds that the home has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
Please leave the house in as good as shape as possible. The cleaner we find it, the faster we can turn it over to the next guest. We appreciate your help.
Damages: You are responsible for any and all damages that occur to the property or it's contents by you or any other member of your group while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage to the property or it's contents while you are the occupant we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card after all repairs have been made.
If the cleaning company detects any evidence of smoking in the homes not specifically listed as a smoking home you will be billed an additional $200 to deodorize the home.
SECURITY DEPOSIT: In lieu of a security deposit we will hold your credit card on file. If there are damages to this unit during your stay, we will bill your credit card and send you an invoice. You agree to this by booking this unit. The balance of rent and any other fees are due 60 days before you arrive. You can mail a check to JSRE/KastleKeepers LLC. This information will be emailed to you. If you are booking this within 60 days of arrival, the total amount is due at time of booking.

 ACCIDENTAL RENTAL DAMAGE INSURANCE: An insurance policy is in place with this rental. Accidental Rental Damage Insurance through Travel Guard is added to this booking. This provides $3,000 in Accidental Damage coverage to this property. Please see the policy details that are emailed to you or on the booking page. You will be charged on your credit card for any damages that are over $3,000 or that do not fall into this policy coverage. Per the damages policy in this document.
