Contract for Rental- Big Red's Cabin

The cabin, is located at 18 Panorama Overlook, Angel Fire, New Mexico 87710

CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK OUT IS 10 A.M. MST.
2. This is a NON SMOKING cabin. No smoking anywhere in or on the property.
3. Pets are NOT permitted in the cabin.
4. DAMAGE Insurance- A damage insurance is required and is at a cost of $69.
a. No damage is done to cabin or its contents, beyond normal wear and tear. If you notice damage upon arrival to the cabin, it must be reported within 24 hours.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpsters at the recycling center, and soiled dishes are placed in the dishwasher and cleaned. Dirty towels are to be left in bathtubs.
d. All keys are left in the lock box and cabin is left locked.
e. No late checkout.
f. No linens are lost or damaged.
5. PAYMENT – An advance payment equal to 50% of the rental rate is required at the time of reservation by credit card. The advance payment will be applied toward the cabin rent. Please make final payments in the form of bank money orders, cashiers checks, Venmo or personal checks payable to Tamika Travascio. . The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (21) days before your arrival date.
6. CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60)days prior to the arrival date will incur a 10% penalty of total rent. Cancellations less than 60 days advance notice are subject to a penalty of the loss of the first advance payment unless the cabin is able to be booked for the same dates. Early departure does not warrant any refund of rent or deposit.
7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel ninety (90) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in.
8. MAXIMUM OCCUPANCY- The maximum number of guests per cabin is limited to ten (10) persons.
THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY during peak and holiday seasons. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
9. We will not rent to students or singles under 25.
10. HOUSECLEANING- There is an additional $185 cleaning fee that will be applied to the total cost of your rent.
11. NO DAILY MAID SERVICE – While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate. There is a washer and dryer on in the cabin if you need to clean up your linens during your stay. We do not permit towels or linens to be taken from the cabin. Renters are responsible for their own consumable products like paper towels, toilet paper, etc.
12. RATE CHANGES – Rates subject to change without notice.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
15. PARKING – There is a driveway and a two car garage for parking. It is the renters responsibility to have the proper vehicle to handle road conditions in the mountains and on the driveway. The driveway is steep, 4-wheel drive and/or tire chains are highly recommended. We are not responsible if your vehicle gets stuck in the driveway. There is no parking on the street or in front of our driveway or the neighbors driveway per village restrictions.
16. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to weather or road conditions.
17. This cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
