1. CHECK-IN TIME IS AFTER 4:00 p.m. EST and CHECK-OUT IS 10:00 a.m. EST.
  2. SMOKING: This is a NON-SMOKING unit. Smoking is strictly prohibited inside the unit. Your deposit will be forfeited and you will incur an additional charges for carpet cleaning and deodorizing if any evidence of smoking is found.
  1. FAMILY RENTAL: We are serious about maintaining a family atmosphere for the quiet enjoyment of all guests. We will rent to family groups, married couples, and responsible adults over the age of 25 (proof of age is required). The total number of persons allowed in the home at any time is restricted to the stated limit (12 people). Absolutely no house parties allowed. Any violators will be evicted without refund as well as loss of damage deposit.
  2. RESERVATION AND DAMAGE DEPOSIT: In order to confirm your reservation, you need to send $500.00 of the total rental fee. We will hold reservations without money for up to 5 days. Payments can be made by personal check or credit card. A $300.00 damage deposit fee is fully refundable within (14) days of departure, provided the following provisions are met:

5. PAYMENT: An advance payment of $500.00 is required upon booking. The advance payment will be applied toward the rent. Please make payments in the form of personal check, money order, cashier’s check or credit card to Gary Mills. The advance payment IS NOT a damage deposit. The balance of rent is due 45 days prior to arrival date along with a separate $300.00 check for the damage deposit.

6. A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $100.00 processing charge. Cancellations that are made within 60 - 45 days of the arrival date, forfeit 50% of the full rental amount. There is no refund of rental if cancellation is made within 45 days upon arrival date. Late arrivals or early departures for any reason do not warrant any refund of rent or deposit.

7. MAID SERVICE: Rates include housekeeping service only upon departure. Linens and bath towels are included with the rental; however, we do not permit towels, blankets, or linens to be taken from the home and/or used on the beach. Damages will be assessed for any linens/towels that are missing and/or have been misused. We suggest that you bring beach towels for your enjoyment of the beach. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, paper towels, toilet paper, and facial soap is provided. Extra items needed are the responsibility of the guest.

8. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money payment.

9. HURRICANE POLICY: Hurricane Policy and Tropical Storm Policy

We do not offer any refunds for Hurricanes or Tropical Storms. We highly recommend getting TRAVEL Insurance for your trip. It is up to the Guest to purchase this coverage for their trip. Coverage is available for health and weather-related problems. www.insuremytrip.com provides the most options and you can order online to purchase this in your name

10. NO PETS: Absolutely NO PETS ALLOWED. If any evidence of a pet(s) is found in the home, you will be asked to vacate immediately with no refund of rent or damage deposit.

11. LOCKED OWNER’S CLOSETS: There are locked owner’s closets in Twilight. Please respect our privacy. Any evidence and/or tampering with owner’s closet is an automatic forfeit of damage deposit AND additional charges may be applicable.
