YOUR RENTAL AGREEMENT

  1. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M. CST. NO Early Check-ins. Please be aware that our check out time is PROMPTLY at 10:00 AM CENTRAL STANDARD TIME. Late checkouts, regardless of length will be AUTOMATICALLY assessed a $25 fee for every 15 minutes that will be collected from your security deposit.
  2. This is a NON SMOKING unit. There will be a fine if it is found that smoking in the unit is evidenced and will be considered an automatic forfeiture of the full security/damage deposit.
  3. Pets are not permitted in rental units unless fee was collected at time of reservation. There will be a fine of $500 if it is found that pets have been on the premises and will be considered an automatic forfeiture of the security/damage deposit.
  4. Persons making the reservation must be at least 25 years of age and must be the occupant of the premise during the entire reserved dates. Proof of age will be required during Spring Break or as requested by the owner.
  5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $500 is required. Damage deposit for owner defined Spring Break periods will be a minimum of $1000. This must be received in order to hold your dates (along with signed agreements). The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, the refund process will begin within (14) days of departure, provided the following provisions are met:
  6. No damage is done to unit or its contents, beyond normal wear and tear.
  7. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  8. All debris, rubbish and discards are to be removed from the premises and placed in outside receptacles, and soiled dishes are placed in the dishwasher and cleaned. Used bed and bath linens are to be collected and placed in front of the laundry machines.
  9. All keys are left on the kitchen table or returned to the lockbox. Unreturned keys will be assessed a $25 fee per key.
  10. All charges accrued during the stay are paid prior to departure.
  11. No linens are lost or damaged.
  12. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by my complex.
  13. PAYMENT - An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of traveler's checks, bank money orders, cashier’s checks or personal checks payable to Steve Weherley The advance payment is not a damage deposit. The BALANCE OF RENT is due no later than thirty (30) days before your arrival date.
  14. CANCELLATIONS - A ninety (90) day notice is required for cancellation. All cancellations will be deducted a 5% processing fee on all funds collected prior to the cancellation to recoup owner's expense.

Cancellations that are made more than ninety (90) days prior to the arrival date will incur no penalty with the exception of the 5% processing fee. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

  1. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
  2. MAXIMUM OCCUPANCY- The maximum number of guests per cottage is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed only if approved by owner in advance in writing.
  3. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
  4. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
  5. RATE CHANGES - Rates subject to change without notice.
  6. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
  7. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
  8. PARKING – Parking is limited to two spaces at the house. You are not permitted to use spaces allocated to other rental units. Towing will be enforced.
  9. PERSONAL ITEMS LEFT BEHIND: Owner is not responsible for lost or misplaced items. However, if notified and/or found within a reasonable time, we will upon request, ship them via ground delivery for a minimum $25 fee (unless shipping/handling is more).
  10. FURNISHINGS are not to be rearranged or removed from the premises for use outside or in other properties.
  11. DEVELOPMENT RULES AND REGULATIONS are to be followed by guests. Failure to do so may result in an immediate eviction without refund or warning.
  12. EVENTS/PARTIES: Renter shall not have parties or events at the home without obtaining prior manager approval. This includes but is not limited to weddings, cocktail parties, receptions, welcoming events, family reunions.
  13. MAINTENANCE: Guest shall report any maintenance needs for the property to the manager as quickly as possible. Repairs may not be completed until the property is vacated but it is expected they be reported immediately so that arrangements can be made for repairs and/or replacements.
  14. HURRICANE OR STORM POLICY - No refunds will be given unless:
  15. The National Weather Service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning area" and/or
  16. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.

The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

  1. Any unused portion of rent from a guest currently registered,
  2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
  3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
