Terms and Conditions

NO SMOKING IN UNIT, WHICH INCLUDES SCREENED IN LANAI. MAXIMUM FOUR PEOPLE.
PREMISES, FURNISHINGS AND UTILITIES. The Guest understands that the premises are completely furnished and are privately owned. The Guest shall be entitled to reasonable use of the kitchen utensils, dining service and linens. Before they leave the Guest shall clean all dishes. All furnishings shall be the sole responsibility of the Guest. National long distance phone service is provided at no cost. Renter is responsible for international call charges.
KEYS. A lockbox is located near the front entrance with a single key to get into the unit. Prior to check in you will be sent the four-digit code. After unlocking the door, IMMEDIATELY return key to lockbox so you can never be locked out. You will find two more keys in a basket inside the unit. A fee of $15.00 will be deducted for any lost keys. If you are locked out of your unit there will be a $95.00 charge for unlocking the unit. You will also find a key to the laundry, which is just down the steps in front of where you parked.
ASSOCIATION RULES AND REGULATIONS. During your stay you will be governed by all association rules and regulations, a copy of which is on the premise.
SECURITY DEPOSIT IS NOT REQUIRED Rather than have you pay $500.00 up front as a damage deposit a non refundable $49 fee is collected that covers up to $3,000.00 accidental damage. Any cleaning charges not collected in advance or excessive cleaning or laundry charges or missing items will be charged to your credit card on file. Excess laundry is defined as any items exceeding a single set of towels and a single set of bed linens. Odor removal for any violation of non-smoking rule will be charged at cost to renter up to $750.00.
AMENITIES. Tenant agrees to hold Owner harmless in the event of a failure of or non-availability of any amenity. This includes failure of the HVAC system but every effort will be made to have it fixed as quickly as possible.
TERMINATIONS OF RENTAL. If the Guest violates any of the conditions or restrictions of this agreement, the Owner may terminate this agreement and upon notice of such termination the Guest shall vacate the premises immediately forfeiting all rent paid.
ENTRY OF PREMISES. The owner or authorized employee of repairman may enter the premises with or without permission of Guest during regular business hours, for any purpose connected with the repair, improvement, care and management of the premises. An effort will be made not to disturb the tenants. In emergency cases the Owner, or owner’s employee may enter any time without permission of the Guest.
PETS. No dogs, cats, birds or animals of any kind shall be permitted in premises. A breach of this clause will result in an automatic charge of $300.00 and the Guest must vacate the premises immediately.
USE AND OCCUPANCY. It is owner’s desire to welcome you to an environment in which pride of residence and adherence to the Rules and Regulations will insure an ideal private and community life. No additional Guests other than the persons confirmed in the reservation will be allowed to occupy the premises which is a maximum of four people including infants. Owner needs to be contacted for pre-approval to have daytime visitors.
HAZARDS. It is unknown if there are hazards that affect the premises. Owner does not have the technical expertise to advise you of their significance or to ascertain whether or not they are present.
PAYMENTS. A credit card deposit is required when reserving property. Balance is due by the time noted when booking, or immediately if reservation is made less than 60 days from check in date. Renter agrees that payments more than 10 days late will be charged to credit card on file with an added service charge of 3% of the outstanding balance.
CANCELLATION. All deposits shall be non-refundable unless guest gives written notice to the owner by U.S. Registered or certified mail, and delivered not less than 120 days prior to commencement of the Guest’s reservation. Cancellations received less than 120 days from arrival date will be subject to loss of half of the rental fee. Cancellations received less than 60 days from arrival will be subject to loss of the full rental fee. Every effort will be made to re-rent the unit and any rent collected will be refunded to the tenant. There is a $195.00 administration fee for any cancellation. TENANT MAY NOT SUBLET UNIT. ATTORNEYS FEES. Should it become necessary for Owner to employ an attorney to enforce the terms and conditions of this agreement, Guest shall be responsible for all costs and Attorneys fees.
SPECIAL STIPULATIONS. This agreement has been designed for the purposes of protecting you, the property you are about to rent, and the Owner. When booking on line you acknowledged that you have read the contents. The parties agree that this is a transient occupancy as defined under Florida law.
