PAYMENTS: We have a two Payments system 450.00 due at booking by credit card Second Payment due 30 days before check in.
CANCELATION AND REFUNDS We have a two payment systems first payment 150.00 due by credit card upon booking second payment due 30 days before checkin by personal check.

Travel Guard Travel Insurance program with ivacationonline.com. So all funds are refunded in case of cancellation.

Security Deposit: In lieu of a security deposit we put a $49 Accidental Damage Insurance policy in place. You agree to this by booking this unit. The balance of rent is due 30 days before you arrive. You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property.
ACCIDENTAL RENTAL DAMAGE INSURANCE: An insurance policy is in place with this rental. Accidental Rental Damage Insurance, the fee is $49. This provides $1500 in Accidental Damage coverage to this property. You will be charged on your credit card for any damages that are over $1500 or that does not fall into this policy coverage. Per the damages policy in this document. This policy does not cover intentional damage or misuse.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking the check boxes on the terms and conditions page of the lease application “that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated.
Damage: Any damage noticed upon arrival should be reported to the owner immediately. If damage is not reported, your credit card may be charged for the cost of the repair.
HOUSE RULES MUST BE FOLLED TO AVOID EXTRA CHARGES
All general maintenance should also be reported so the house can be kept in good repair.
In order to prevent additional charges to your credit card on file, the following must occur:
a) No damage is done to the house or its contents, including linens.
b) No items are removed from the house or are missing upon the inventory check. This includes transferring items between units. All towels, pillows and linens must remain in the house.
c) All debris, garbage and discards are placed in outdoor rubbish can located in the gated area by the Northwest corner of the house. A service will come and set the rubbish cans out on the road Monday & Thursday and will replace them to the trash area.
d) Soiled / dirty dishes are placed in the dishwasher, use DISHWASHER DETERGENT ONLY and start the dishwasher. Dishwasher detergent is not provided.
e) There is no sign of unauthorized pets. We have a firm no pet policy!
f) House is left in neat condition
g) Occupancy is not exceeded (Ten)
h) There is no evidence of smoking in the house, and cigarette butts are not left on the decks, in the yard, etc.
I) Cable in great room & master bedroom /w Netflix & WIFI all other rooms have TV & Netflix are provided FREE of charge, but not guaranteed. Any tampering with the modem will result in a $50 charge.
Severe Weather/Trip Insurance:
We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent or deposit. We strongly recommend purchasing travel insurance, however this is optional. .In the event of a MANDATORY EVACUATION due to hurricanes you are required to vacate the house. There are no refunds for bad weather; refunds are only given on mandatory evacuations.
Must be 25 years of age to rent the House. House parties are not allowed.
Absolutely no pets allowed, renters with pets will be evicted and no refund given.
The maximum number of guests allowed is Ten.
Absolutely no smoking allowed on condo premise. No illegal substances allowed,
The renter who is on the contract lease is the renter that stays there.
NO TANNING LOTION OR SPRAY ALLOWED, NO SPARKLES ALLOWED, JUST SUNTAN LOTION.
We ask our guests to leave all furnishings in the same general condition as it was found.
Charcoal Grill is located on the balcony PLEASE USE IN A SAFE MANNER. Fireworks are prohibited.
Furniture must be placed in the original positions. Load and start dishwasher.
Rubbish & COMMUNICATION CODES is put in plastic bag and placed all trash in the outside trash receptacle.
Check for your belongings, lost items will be returned to you with a fee...
Please make sure all remote controls are left with the proper equipment.

Bed linens and towels are furnished by the condo owner, please make sure all linens
are accounted for and left in the unit. Beach towels are not furnished and should be brought from home.
We do not permit towels, sheets, blankets or furniture to be removed from the house.
Please leave all dirty, wet linens in one location in the Landry room sink or basket when visit is over.
Every effort is made to have your property clean and all equipment in good working order.

Repeated exposure of unprotected skin while tanning may increase the risk of skin-aging, skin cancer and other harmful effects to the skin even if you do not burn.
This product contains Alpha Hydroxy Acid (AHA) that may increase your skin's sensitivity to the sun and particularly the possibility of sunburn. Use sunscreen, wear protective clothing, and limit sun exposure while using this product and for a week afterwards.
If you forget anything, there are plenty of stores & restaurants nearby.
