Terms & Conditions: Phoenix on the Bay

This is a privately owned condo. All communications should be made with me the owner Leonard Farina 586-419-0527. You are the owners' guest. Remember you are staying in my home during your visit, please treat it with care. PHOENIX ON THE BAY - 27580 Canal Rd. unit 1431 Orange Beach, AL. 36561 - Phone # xxx.xxx.xxx a nonsmoking Fourth floor unit 1431 Two Bed Room Two Bath.

ENTRANCE INFORMATION: I will email the Electronic Code to Enter the Front Door & any instructions 10 days before your stay. Parking pass must be purchase at the front desk, cost 34.95 tax included for the length of your stay each month.

Payments CANCELATION AND REFUNDS

We have a two payment systems first payment 20% due by credit card upon booking second payment due 30 days before check in by personal check.

Before 60 days Full refund, After 60 days(50% refund) after 30 days (no refund)

Check in time is 4:00 pm Check out time is 10:00 am

Charges & Fees: Lodging Tax: 16 % Administrative Fee 225.00 – Parking Pass is required Cost $ 55.00 including taxes at Front Desk.

Security Deposit: In lieu of a security deposit we have a Administrative Fee 225.00 includes Accidental Damage Insurance policy in place. You agree to this by booking this unit. We have a two Payment system 20% on credit card when booking the balance is due 30 days before you arrive. You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered occupant of the property.

ACCIDENTAL RENTAL DAMAGE INSURANCE: An insurance policy is in place with this rental. Accidental Rental Damage Insurance is included in Administrative Fee. This provides $1500 in Accidental Damage coverage to this property. You will be charged on your credit card for any damages that are over $1500. This insurance only covers ACCIDENTAL DAMAGE REPORTED TO THE OWNER WITH A PICTURE IN ORDER TO BE COVERED. This policy does not cover intentional damage or misuse.

CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking the check boxes on the terms and conditions page of the lease application “that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated.

Damage: Any damage noticed upon arrival should be reported to the owner immediately.

SECURITY: If there are damages to this unit during your stay, we will notify you first, of the amount, by phone and by emailing you an invoice. Once we find out how you want to proceed with the payment, you can opt to pay by credit card, check, or cash. You agree to this by booking this unit.

All general maintenance should also be reported so the house can be kept in good repair.

In order to prevent additional charges to your credit card on file, the following must occur.

  1. a) No damage is done to the condo or its contents, including linens.
  2. b) No items are removed from the condo or are missing upon the inventory check. This includes transferring items between units. All towels, pillows and linens must remain in the house.
  3. c) All debris, garbage and discards are placed in outdoor trash shoot.
  4. d) Soiled / dirty dishes are placed in the dishwasher, use DISHWASHER DETERGENT ONLY and start the dishwasher. Dishwasher detergent is not provided.
  5. e) There is no sign of unauthorized pets. We have a firm no pet policy!
  6. f) Condo is left in neat condition
  7. g) Occupancy is not exceeded (six).
  8. h) There is no evidence of smoking in the house, and cigarette butts are not left on the decks, in the yard, etc.
  9. I) Cable & WIFI are provided FREE of charge, but not guaranteed. Any tampering with the modem will result in a $50 charge.

Severe Weather/Trip Insurance:

We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do not warrant refund of rent or deposit. We strongly recommend purchasing travel insurance, however this is optional. .In the event of a MANDATORY EVACUATION due to hurricanes you are required to vacate the condo. There are no refunds for bad weather; refunds are only given on mandatory evacuations.

  1. Restrictions:
  2. Must be 25 years of age to rent the condo. House parties are not allowed.
  3. Absolutely no pets allowed, renters with pets will be evicted and no refund given.
  4. The maximum number of guests allowed is six.
  5. Absolutely no smoking allowed on condo premise. No illegal substances allowed,
  6. The renter who is on the contract lease is the renter that stays there.
  7. NO TANNING LOTION OR SPRAY ALLOWED, NO SPARKLES ALLOWED, JUST SUNTAN LOTION.
  8. We ask our guests to leave all furnishings in the same general condition as it was found.
  9. Grills are not allowed on the balcony for safety reasons. Fireworks are prohibited.
  10. Do not feed the seagulls from the balcony.
  11. Furniture must be placed in the original positions. Load and start dishwasher.
  12. Bag and place all trash in the outside trash receptacle.
  13. Check for your belongings, lost items will be returned to you with a fee.
  14. All properties have telephones which have blocks on long distance calls.
  15. Please make sure all remote controls are left with the proper equipment.
  16. We occasionally experience power outages beyond our control, no refunds will be given for outages.
  17. Bed linens and towels are furnished by the condo owner.
  18. We do not permit towels, sheets, blankets or furniture to be removed from the condo.
  19. Please leave all dirty, wet linens in one location on top of the clothes washer when visit is over.
  20. Fireworks are not allowed.
  21. Every effort is made to have your property clean and all equipment in good working order.

VACATION CHECKLIST

  1. Sunscreen, sunglasses, Coffee and coffee filters
  2. Beach towels, Dishwashing powder and liquid
  3. Aluminum foil, plastic wrap, Paper towels, trash bags
  4. Camera and film, Salt, pepper and sugar
  5. Good book, Laundry soap and conditioner
  6. Medicine, prescriptions, toilet tissue

BODY TANNING SPRAY (DON"T USE IT STAINS & VERY UNHEALTHY) -This product does not contain a sunscreen and does not protect against sunburn. Repeated exposure of unprotected skin while tanning may increase the risk of skin-aging, skin cancer and other harmful effects to the skin even if you do not burn.

This product contains Alpha Hydroxy Acid (AHA) that may increase your skin's sensitivity to the sun and particularly the possibility of sunburn. Use sunscreen, wear protective clothing, and limit sun exposure while using this product and for a week afterwards.

If you forget anything, there are plenty of stores & restaurants nearby.
