Note: By accepting the terms and conditions of the TERMS and CONDITIONS, a binding legal document, you are verifying that you are an adult age 25 or older at time of check-in, and financially responsible for any damage made by parties present during your occupancy dates. Any reservation made under false pretense will result in eviction with loss of deposit and rent. Booking party MUST BE PRESENT during booked dates or you risk immediate eviction.

Payment methods: We take two payments - one at time of booking and one 45 days in advance unless you booked on short notice and I give you more time to pay.

1) initial down payment due by credit card only, at time of booking - approximately 20% but amount is in your quote.

2) Balance Due/Final Payment due 45 days in advance - for final payment, we accept VISA, MasterCard, American Express, personal check, cashier's check or money order.

TO RESERVE DATES - Approximately 20% of TOTAL DUE, up to a maximum of $1000, is due immediately AT TIME OF BOOKING. Bookings over 29 nights may require a larger initial payment. Credit Card ONLY for down payment.

FINAL PAYMENT/BALANCE DUE: Balance due 45 days prior to arrival except in occasions when you booked on short notice. In that case, your due date is in the quote I gave you AND will appear on your reservation form. UPON BOOKING, you will have the opportunity to review all charges before submitting your booking.

CONFIRMATION:
This booking system generates a very detailed confirmation after you fill in booking form and submit down-payment. Please review the following information in rental terms, along with your confirmation that you will receive.

Maximum Occupancy
The stated "Maximum" is the maximum number of occupants allowed in this condo at any one time. (Exceptions for infants under age 2 only). Absolutely no house parties allowed. This condo will hold maximum of (10) guests. We do provide a playpen, use at your own risk and please clean after use. MAX OF 6 ADULTS due to bunk beds.

No Pets
Absolutely NO PETS. If a pet or evidence of a pet is found in these properties, eviction and a forfeiture of rent will occur. This policy is set by the Home Owner's Association - not me. In addition, dogs are not allowed on our beaches by city law.

Parking : PARKING AT TURQUOISE PLACE Effective June 1, 2020, a new guest parking policy of the Turquoise Place Condominium Association goes into effect. All guest reservations arriving June 1st or later are subject to a Guest Vehicle Registration fee of $40.00 per vehicle per stay for up to TWO vehicles. This fee must be paid in advance at the time of booking. Parking onsite in the garage is only guaranteed for up to 2 vehicles registered in advance. Any vehicles not registered in advance are subject to the overflow parking fees, BASED ON AVAILABILITY.

Parking Restrictions: Parking passes are picked up at the "D" building front desk. You will need your CONFIRMATION from me showing the condo number, your name and dates, etc. and there are only two parking passes for this condo. The first parking spot is ASSIGNED with our unit number (location in your check-in details). The second is open parking. Security is tight, especially in peak season, so please make sure you place the passes in your dash.

Safety Issues: Further explained below, but bunks have a maximum weight of 150 lbs. NO ADULTS in BUNKS! Please remove ladders and set aside safely when not in use. We have adequate ACRYLIC GLASSWARE to use on the balcony. If you use glass and it breaks on the balcony, you are putting every guest - present AND future - at risk of getting shards in their feet, no matter how dilligently you think you have removed the broken glass. Please ONLY USE acrylic or plastic glasses when you are on the balcony. We cook on gas grill and inside kitchen cooktop with natural gas. Please shut gas off properly after use.

CONFIRMATION

A confirmation showing dates of visit, property information, check-in/check-out times, pricing, your contact info including cell phone number, and my contact info will be emailed to you after your booking form is completed and your down payment is received. Carefully CHECK your confirmation for accuracy and call me at 713.417.0306 or email boydaway805@yahoo.com immediately if any corrections are necessary; otherwise, it will be assumed correct.

PROBLEMS with AMENITIES

We cannot guarantee condition of amenities. There are multiple pools on this property and plenty to do. Occasional malfunctions or problems are not only temporary, but are out of our control. As soon as you report maintenance issues, we will send in a maintenance request and do the best we can, whether it be in our own condo, or on the property, to make the needed repairs. Please be patient as the maintenance issue is resolved. There will be no refund of monies due to state of disrepair of any amenity, in our condo, or on the property.

REFUNDS and CANCELLATIONS

For full refund upon cancellation...

· cancellation must be BEFORE 60 days prior to check-in date if you are a weekly or nightly guest

· if your stay is 14 nights or longer, you must cancel at least 90 days prior to check-in date

· If you are inside the 60- and 90-day time frame discussed above, I will always put your dates back on the market and make every effort to rebook them, with rebooking cost mentioned below.

REBOOKING COST

· If I can rebook your canceled dates at same price - there is a 5% of TOTAL cost (incl fees) administrative fee to cancel. This helps deflect my time expense and the administrative cost of re-booking your canceled dates.

· If I rebook at a much lower price due to low demand or short-notice, I reserve the right to retain your funds to cover any discrepancy between the new price, and the original price at which you booked and will provide you with proof with new booking confirmation.

HURRICANE / WEATHER CANCELLATIONS - WE DO NOT REFUND FOR WEATHER!
At the time you book, you will be offered 'ALL SEASONS TRAVEL INSURANCE' and also 'CANCEL FOR ANY REASON' insurance.
We highly suggest if you are coming from July to October that you purchase the ALL SEASONS TRAVEL INSURANCE for just 7% of total charges. Page 4 of the policy (in link below) covers travel to our area during “INCLEMENT WEATHER,” and page 5 covers “NATURAL DISASTERS” such as hurricanes.

Bunk beds have a weight limit of 350 lbs and can be used by adults.

Fireworks are strictly prohibited by law at this condo.

Firearms are prohibited.

MAINTENANCE

CHECK-IN: Please do NOT use the check-in desk in our lobby as that is for building-managed properties. Everything you need to know including key retrieval, parking passes, wi-fi passwords, etc. is contained in your CHECK-IN/ACCESS details attachment you received via e-mail.

Check-In Time

CHECK-OUT is at 10am prompt. Please confirm any late check-out agreements in writing prior to check-in.

Check-out RESPONSIBILITIES/LIST :

Our home requires a few check-out procedures to keep it running well for both you, and the next guest. Simply follow the CHECK-OUT LIST provided in your check-in details and on the reverse of the laminated WELCOME letter, most of which can be done the night before departure - also repeated below:

REPEAT GUEST ADVANTAGES

Our repeat guests receive first priority when returning. I will offer additional flexibility with discounts, with extended check-in/check-out times when possible, and will hold dates for future with no money down for seven days.
