PLEASE REVIEW THESE RENTAL TERMS BEFORE BOOKING:

1. CHECK-IN TIME IS AFTER 3 P.M. CST, AND CHECK-OUT IS 10 A.M. CST. NO early check-ins or late check-outs unless expressly permitted in writing prior to check-in. We will provide early/late check-in/check-out as it is available, but this is not guaranteed and may depend on last-minute bookings that abut the dates of your stay. Please check-out on time at 10AM.

2. This is a NON SMOKING or VAPING unit!

3. PETS are NOT permitted in rental unit under any conditions.

4. AGE MINIMUM: We will not rent to vacationing students or singles under 23 years of age unless accompanied by an adult guardian or parent. I reserve the right to raise the normal minimum age at my discretion based on inherent risk.

5. BUNK BED CAUTION: NO persons over 150 lbs. in top bunks as directed by manufacturer, for your safety! Please be aware of ceiling fans also, due to proximity to top bunk.

6. DAMAGE INSURANCE: On all bookings, we require a NON-refundable $69 Damage Waiver Fee in lieu of security/damage deposit at the time of booking (unless your stay is cancelled). The Damage Waiver Fee is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $2,000.00. Any damage deemed not accidental or any damages whose cost to repair, including labor, are above $2000.00 will be the responsibility of the leaseholder and/or will be charged to the credit card on file. You may be pursued in litigation. REPORT ANY DAMAGES AS SOON AS THEY OCCUR.

7. RESERVATION - The first payment is due at the time of reservation for the amount of $400.00 via credit card. The balance is due 30 days prior to check-in or payment in full if within 30 days of check-in. I reserve the right to raise the first payment due based on inherent risk. Once you have committed to the dates, you will fill in the booking form and use the credit card screen to pay via credit card. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets, smoking in unit, or collection of rents or services rendered during the stay. c. The check-out list provided has been completed, which includes: throw out any perishable food items and all kitchen garbage is placed in trash chute at end of hallway or in ground floor dumpster; dirty dishes are placed in the dishwasher and started; one load of towels is started in washer with detergent; beach cart is rinsed and placed in hallway closet; air conditioning is left on 82 degrees or heat on 65; door is locked; keys replaced into the lockbox after door is locked. d. No linens are lost or damaged. e. NO early check-in or late check-out without prior written consent. f. The renter is not evicted by the owner, representative of the owner, the local law enforcement, or the security company employed by Sanibel.

8. REPEAT GUESTS: If I have provided you this elite status, please realize all terms still apply to you.

9. PAYMENT - The first payment is due at the time of reservation for the amount of $400.00 via credit card. The full amount of base rental charges, plus the one-time cleaning fee of $145.00, plus a one-time $35.00 parking pass fee per vehicle, plus the one-time $69.00 damage waiver fee (non-refundable), plus Alabama lodging tax of 16% on that sub-total, is due 30 days before your arrival date. Your DUE DATE appears on your rental confirmation per our agreement. I will email you the reminder with balance due and payment details within a few days of your payment due date.

10. CANCELLATIONS - A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the check in date will incur a $50 processing fee. Cancellations or changes that result in a shortened stay or that are made within sixty (60) days of the check in date, forfeit the full reservation. Cancellation or early departure does not warrant any refund of payment. The travel insurance is offered at the time of reservation, it is highly recommended.

11. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. A $50 procesing fee will be incur. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check in. A $50 processing fee will be incur. Travel insurance is offered at the time of reservation, it is highly recommended.

12. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to seven (7) persons, period.

13. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday or peak periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. This may be waived in the shoulder/off season or at last-minute, all at my discretion.

14. INCLUSIVE FEES - Rates include a one-time linen and towel setup. Amenity fees are included in the rental rate. We are happy to set up cleaning for longer term rentals and you can pay the cleaning crew directly.

15. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. Please provide your own beach towels. We do not permit bath towels or linens to be taken from the units for use on the beach.

16. RATE CHANGES - Rates subject to change without notice.

17. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money, and the party will not be permitted to check-in.

18. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. Please make sure you have early or late check-in/check-out approval IN WRITING.

19. HURRICANE OR STORM POLICY - No weather refunds will be given unless: A. The National Weather Service orders MANDATORY evacuation in a "Tropical Storm/Hurricane Warning area" for the Gulf Shores, Alabama area, and/or B. A "mandatory evacuation order” has been given for the “Tropical Storm/Hurricane Warning” in the area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area (whether for your city of residence or for the Gulf Shores area), we will refund: a. Any unused portion of rent from a guest currently in the condo, b. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period OR any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to arrive after the Tropical Storm/Hurricane Warning is lifted. The travel insurance is offered at the time of reservation, it is highly recommended.
