Step #1:
Enter your credit card information for YOUR INITIAL RESERVATION PAYMENT plus a non-refundable processing fee if arriving in more than 30 days. If arriving in 30 days or less, the TOTAL amount shown, which includes a non-refundable processing fee, will be deducted from your credit card.
INITIAL RESERVATION PAYMENT - Your initial reservation payment applies to your rent upon arrival.
RESPONSIBILITIES - Your responsibilities include maintaining the property in as good condition as you found it, leaving the property reasonably clean and in reasonable order upon departure, leaving kitchen items (dishes, cookware, etc.) clean, disposing of all trash in proper outside containers, locking all windows and doors, and leaving all beds unmade and linens on the floor.
CANCELLATION - If you must cancel, change dates or properties please call us 832-326-0647 or email us (flipflop2gulfshores@gmail.com) as soon as possible. We require a 30-day notice for condos prior to arrival for your deposit to be refunded or transferred. A $75 processing fee will apply. Monthly rentals require a 90-day notice of cancellation or date change. A $150 processing fee will apply for monthly rentals. If you choose to NOT purchase trip insurance, no refunds will be issued inside the cancellation date range for any reason, including illness, hurricanes and similar events.
Step #2:
Upon processing your initial reservation payment, you will receive written confirmation. Because you are responsible for the accuracy of your dates and unit, please check your confirmation carefully and call us immediately if any corrections are necessary, otherwise it will be assumed correct.
Note: By accepting the terms and conditions of the Rental License Agreement, a binding legal document, verifying that you are an adult and financially responsible for any damage made by parties present during your occupancy dates. Any reservation made under false pretense will result in eviction with loss of deposit and rent.
Step #3:
Final payment (balance due after initial reservation payment has been paid) is due 30 days prior to arrival. We accept VISA, MasterCard, American Express, Discover, cashier's check, check or money order. Check-in locations are noted on your confirmation.

Resort Rental Capacity
The stated "Limit" is the maximum number of occupants allowed in a property at any one time. (Exceptions for infants under age 2 only.) Absolutely no house parties allowed.
No Pets
If a pet or evidence of a pet is found in these properties, eviction and a forfeiture of rent will occur.
Parking Restrictions
CONDOMINIUMS: Each condominium association regulates the number of parking passes issued to rental guests for each size property within the building(s). At many properties the association assesses a fee which we collect and remit to the association. Based on the association regulations and fees, you will receive one or two parking passes in your arrival package. Note: We cannot guarantee available parking space during peak occupancy weekends in summer or other high occupancy times. Condominium rules apply to renters and guests.
RENTAL POLICIES
LENGTH OF RENTAL
- Some minimum lengths of rental (i.e., three nights) apply during summer and peak summer seasons
- Other minimums also apply during non-summer seasons
- Weekly only restrictions require a Saturday to Saturday rental
- Monthly reservations are available October through February (not March)
- Rentals for January and February may be extended until March 15 at the full winter monthly rate
- This is transient only for short term rental guests
- Residential short term purposes only; Alabama long term rental statute does not apply
INITIAL RESERVATION PAYMENT
- Initial Reservation Payment is 25% of base rent. Note: If the grand total is less than $500.00, payment in full is due at time of reservation.
- Initial Reservation Payment is payable via MasterCard, VISA, Discover or American Express at reservation time.
- The Initial Reservation Payment is a portion of your rent and will be applied to your grand total; therefore, it will NOT be refunded following your departure.
- Payment in full at time of reservation is required if arrival occurs within 30 days.
- Multiple Initial Reservation Payments are required for multiple-week reservations.
TAXES AND FEES
- A non-refundable processing fee, to cover expenses associated with the initial reservation, is due at reservation time and applies to all reservations.
- Lodging tax varies by property location.
- Departure fees vary by size of property - see confirmation for details.
FINAL PAYMENT
- Final payment (balance due after Initial Reservation Payment has been paid) is required 30 days prior to arrival.
- Payment may be made by MasterCard, VISA, Discover or American Express.
- Final payment may also be paid by cashier's check, check, money order or certified funds (if received 30 days prior to arrival).
A confirmation listing rules, regulations, dates of visit and property information will be emailed to you after your Initial Reservation Payment is processed. Carefully CHECK your confirmation for accuracy and call (832-326-0647) or email (flipflop2gulfshores@gmail.com) immediately if any corrections are necessary; otherwise, it will be assumed correct.
CHANGES AND PROPERTY SUBSTITUTION
- Rates, descriptions (including bed sizes), furnishings, appliances, amenities (including pools, hot tubs, etc.) and availability are subject to change WITHOUT NOTICE. No refunds will be issued for changes made by individual property owners or unavailable amenities.
- Substitution of comparable properties may be made without notice or liability, should the property you reserved become unavailable for rent. You may choose comparable available property at the published rate or receive a refund of your Initial Reservation Payment and prepaid funds (excluding processing fee).
BEACH AND WATER CONDITIONS - Our area is prone to hurricanes which may change the topography along the beach from year to year. Therefore, we cannot be responsible for "Beach Access." Steps and boardwalks may be missing or may not be replaced due to storm damage. The Department of Environmental Protection sometimes regulates the reconstruction of steps in narrow beach areas. There are many conditions that can affect or possibly close our Gulf waters or beaches, including but not limited to red tide, algae blooms, rough surf, seaweed, high bacterial counts, and oil spills. We are not responsible for water OR beach conditions and no refunds will be given for any beach access, boardwalk, or water condition problems.
CANCELLATIONS, DATE CHANGES AND PROPERTY CHANGES*
- 30 days minimum notice for condominium rentals
- 90 days minimum notice for monthly rentals
Cancellations, date and property changes occurring less than stated minimum days required notice will result in forfeiture of Initial Reservation Payment, rent, taxes and fees.

TRIP INSURANCE
Travel Insurance provided by TRAVEL GUARD:
Every year, snowstorms, hurricanes and other unexpected weather events cause travelers to delay, interrupt or even cancel their trips completely. A travel insurance plan can help cover your vacation investment. Specific coverage questions should be directed to Travel Guard (1.877.246.5376 o rwww.travelguard.com/astp). Accidental Rental Damage Insurance
Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
REFUNDS
- Refunds are only issued for cancellations OUTSIDE of the cancellation date range (90 days for monthly rentals). Refunds do not include nonrefundable processing fee or the cost of the insurance.
- NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. Guests purchasing trip insurance (see above) may qualify for a full refund through Travel Guard Group, Inc.
FURNISHINGS
- Décor, style, color schemes, appliances and inventory vary and some internet photos may differ due to owner updates or changes.
MANAGEMENT
- WE RESERVE THE RIGHT to refund Initial Reservation Payments, refuse rental, or to discontinue occupancy if, in our judgment, your occupancy is detrimental to the property.
- WE RESERVE THE RIGHT to enter the premises at any time for the purpose of inspection, repair, management or showing to prospective buyer.
- Property may not be used for any unlawful purpose.
- By renting a property you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest. In the event damages occur during your occupancy you agree to authorize Sanibel 1601 to charge the cost of such damages to the credit card guaranteeing payment. You also agree to be responsible for and reimburse the property owner for any applicable costs and attorney’s fees incurred for collection of damage. Sanibel 1601 or the owner, will not be responsible for accidents or injury to guest or loss of money or valuables of any kind.
RENTAL OCCUPANCY*
- The listed "LIMIT" number indicates the maximum number of occupants allowed in a property at any one time. (Exceptions for infants under age 2 only.) · Condominiums listing a range, such as "Limit 6 or 8," refers to varying bedding arrangements provided by the individual property owner. The website description or your Reservation Specialist can provide details.
- Atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained at all times. No loud music on the balconies.
- All rules and regulations at each property must be strictly observed.
- Only responsible adults of legal contractual age may contract for rental. Legal renter named on the rental agreement must occupy property during dates listed on the agreement. Identification must be furnished upon request.
- Absolutely NO HOUSE PARTIES ALLOWED.
*Please Note: Violations of rental occupancy restrictions are grounds for IMMEDIATE EVICTION AND FORFEITURE OF RENT.
SOFA SLEEPERS AND BERTH BUNK BEDS
Sofa sleepers and berth bunk beds are best suited for children and may be uncomfortable for adults. No one over 150 lbs on upper bunk bed. We do not have a sofa sleeper or bunk beds.
OWNER'S CLOSETS
Locked owners' closets are not included in your rental.
GARAGES
Garages do not have guaranteed access for guests. Most are for owner usage only and are not included in your rental.
FIREWORKS
Fireworks are strictly prohibited by law at all properties.
FIREARMS
Firearms are prohibited at the Sanibel property.
MAINTENANCE
- ISSUES: Report all maintenance issues promptly by calling 832-326-0647. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures.
- DAMAGE: Report any damage or breakage upon occurrence by calling 832-326-0647, so the matter can be settled before departure. Damages found by inspection crews upon departure will be billed and full payment for repairs will be collected via credit card.
- NO GUARANTEES: Working condition of pools, hot tubs, air conditioners, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc., are NOT guaranteed. No guarantee that pools will be heated. NO REFUNDS or rate adjustments will be made for mechanical failures and malfunctioning equipment. These amenities are extras provided in addition to the condominium rental. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy.
- MAINTENANCE VISITS: Maintenance technicians and vendors may access the property for purposes of repairing previously reported issues. A form identifying the action taken will be provided at the time of the maintenance visit.
- PROPERTIES FOR SALE -- If a property is for sale, the owner reserves the right to have the property shown to prospective buyers. A real estate sales associate will contact you to make arrangements to schedule the showing at a convenient time.
- CONSTRUCTION -- The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered.
CHECK - IN
Check-in time is 3:00 p.m. After final payment is made, you will be given a code to access the condominimum 5-7 days prior to date of arrival. Please make sure that you have given us your cell phone number so we can contact you if the unit becomes available earlier.
Check-out time and instructioins:
Check-out time is 10:00 a.m. Please return keys via the instructions on your check out list located in the condominimum. Failure to return keys will result in a fee to have keys re-made for the next check in guests.
Departure Responsibilities
- Leave property reasonably clean and in reasonable order (Note: Additional cleaning charges may apply.)
- Leave kitchen items (dishes, cookware, etc.) clean.
- Dispose of all trash (properly secured in plastic trash bags) in trash chute located outside unit.
- Lock all doors and windows.
- Leave all beds unmade and linens on the floor.
FIRST PRIORITY FOR FUTURE RESERVATIONS
Our repeat guests receive first priority when renting the same property for a week for the following year. These tentative weekly reservations for comparable dates the following year, may be made in person or by phone (832-326-0647) prior to midnight on the date of your departure. These reservations are subject to availability and rental rate.
