Check-in: 4:00 PM local time on arrival date
Check-out: 10:00 AM local time on departure date
Note: During peak season, units may not be ready until after 4:00 PM. We appreciate your patience.

PROPERTY CONDITION AND DAMAGE POLICY

Damage Reporting

Report any damage immediately upon arrival. Unreported damage may be considered your responsibility and subject to insurance claims or an invoice.

Accidental Rental Damage Insurance

Your reservation includes Accidental Rental Damage Insurance through Travel Guard ($79 fee). This policy provides up to $3,000 coverage for accidental damages. You are responsible for damages exceeding $3,000 or damages not covered by this policy.

To Avoid Additional Fees

• Cause no damage to the unit, contents, or linens
• Ensure no items are missing (including transferring items between units)
• Place all trash in the Nautilus dumpster at 72nd Street and Gulf Drive (NOT in municipal beach containers)
• Clean all dishes and return them to the cupboards
• Do not exceed maximum occupancy (4 guests)
• No smoking anywhere in the unit
• Leave the unit in neat, clean condition

CANCELLATION POLICY

60+ Days Before Check-in: Full refund minus $30 cancellation fee and 6% credit card processing fee
Less than 60 Days Before Check-in: No refund for cancellations, date changes, location changes, or shortened stays
Weather-Related Cancellations: No refunds for weather, including hurricanes, tropical storms, or other inclement weather

Travel Insurance Recommendation

We strongly recommend purchasing travel insurance before booking. Travel insurance may cover trip cancellations due to severe weather, but only if purchased before a storm is named or forecasted.

OCCUPANCY AND GUEST RESTRICTIONS

Maximum Occupancy: 4 guests
Minimum Age: Primary renter must be 25+ years old
Minimum Stay: 7 days
No Pets: Absolutely no pets allowed. Evidence of pets will result in immediate eviction with no refund.

PROPERTY RULES AND REGULATIONS

Noise Ordinance

Daytime (7 AM - 10 PM): Maximum 65 decibels
Nighttime (10 PM - 7 AM): Maximum 50 decibels

Prohibited Items

• Trailers, boats, or jet skis
• Smoking anywhere on the property
• Illegal drugs or substances

Community Rules

Guests must follow all Nautilus community rules, which may be posted in the unit, pool area, or office.

SERVICES AND AMENITIES

Included Services

• One-time departure cleaning service
• Water, electricity, heat, and local phone service
• Initial supply of trash bags and basic toiletries

Guest Responsibilities

• All long-distance phone charges
• Personal items (toiletries, laundry detergent, beach towels, extra toilet paper, etc.)
• Daily cleaning and maintenance

System Failures

If systems or amenities fail (AC, plumbing, appliances, etc.), we will repair them promptly after notification. No rent rebates will be provided for temporary failures during reasonable repair periods.

FINANCIAL TERMS

Damage Coverage

All damage claims will be processed through your Accidental Rental Damage Insurance (Travel Guard) up to the $3,000 policy limit. You are responsible for damages exceeding $3,000 or damages not covered by this policy.

Guest Authorization

By accepting this agreement, you authorize Nautilus Vacations, LLC to file damage claims with Travel Guard on your behalf and provide necessary documentation (photos, repair invoices, etc.) to process claims.

Any damages exceeding the insurance coverage or claims denied by the insurance provider may be billed separately, and you agree to pay such charges within 30 days of receiving an itemized invoice.

LEGAL TERMS

Liability and Indemnification

Guest assumes full responsibility for their actions and those of their guests. Guest agrees to indemnify and hold harmless Nautilus Vacations, LLC from all liability, loss, or damage arising from guests use of the property.

Acts of God

No refunds or rebates for circumstances beyond our control, including but not limited to: natural disasters, government actions, utility failures, transportation disruptions, or other unforeseeable events.

Double Booking

In the rare event of double booking or unit unavailability, we will attempt to provide comparable alternative accommodation. If no suitable alternative is available or acceptable, your sole remedy is a full refund of all payments made.

Property Access

• Non-emergency repairs: 24-hour advance notice
• Emergencies: Immediate access without notice
• Property showing: With reasonable advance notice to show premises to prospective tenants

Subletting Prohibition

Guest may not sublet or assign this lease for all or any part of the premises without prior written consent from Nautilus Vacations, LLC.

Falsified Reservations

Any reservation obtained under false pretense will be subject to forfeiture of advance payment and the party will not be permitted to check-in.

Agreement Terms

This is a short-term vacation rental agreement, not a residential lease. It creates no property rights or renewal rights for guests.

Governing Law and Disputes

This agreement is governed by Florida law. The prevailing party in any legal dispute shall be entitled to reasonable attorney's fees.

GUEST ACKNOWLEDGMENTS

By accepting this agreement, you acknowledge that you:

• Have read and understand all terms and conditions
• Agree to conduct yourself respectfully toward neighbors and property
• Will maintain the property in good condition
• Understand that violations may result in immediate eviction and forfeiture of all payments
• Agree to pay invoices for damages, violations, or additional services as outlined above within 30 days
