DO NOT THROW ANY ITEMS SUCH AS CANS, TRASH, ETC. OFF THE BALCONY AND INTO THE WOODS/YARD. DOING SO WILL INCUR A $200 FEE.

This is a NON SMOKING unit. Any evidence of smoking will require deep cleaning and will result in a charge of $300.00. No exceptions.

PETS - PETS are not permitted in rental units under any conditions. Any evidence of pets will require deep cleaning and will result in a charge of $300.00.

SECURITY, DAMAGE, AND CLEANING DEPOSIT--In order to insure that properties are maintained and well cared for, we require each guest to purchase accidental damage insurance. This is a non-refundable fee in lieu of a security deposit. The fee purchases accidental damage insurance, however, if damages exceed the amount of coverage or are intentional and therefore non-covered, guest will be responsible for the excess damages.

RESERVATION DEPOSIT – A reservation deposit equal to $500 is required and payable at the time of booking. The deposit is applied toward rent and is refundable with the exception of $35 reservation fee if reservation is canceled more than 30 days prior to arrival. If reservation is canceled less than 30 days prior to arrival, the reservation deposit is non-refundable.

RESERVATION FEE: In addition to your rental charge, all reservations will be charged a reservation fee of $35.00 and applicable taxes. This fee covers the cost of processing the booking and is non-refundable.

PAYMENT – We accept Mastercard and Visa. The balance is due 30 days before your arrival date.


CANCELLATIONS – A thirty day notice is required for cancelation. Cancellations that are made more than thirty days prior to the arrival date will incur no penalty other than the non-refundable reservation deposit of $35.00. Cancellations less than 30 days of the arrival date will forfeit the full reservation deposit plus reservation fee.

CANCELLATIONS within 21 days of arrival will result in forfeiture of the entire rental amount. For this reason, trip insurance is highly recommended. Early departure does not warrant any refund of rent.

INCLUSIVE FEES – Rates include a one-time linen & towel setup along with a starter set of paper products and bath, laundry and dishwashing soap. For larger groups or lengthy stays, we highly recommend you bring extra supplies or purchase upon arrival.


NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate and is not available. All cabins have a washer and dryer set up and you will be provided a starter box of detergent.

RATE CHANGES – Rates subject to change without notice.


FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.


WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this amenity. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND OR SIT ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.

FIREPLACES – The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from April 15-September 15; they are not operational during this time of the year.

WATER AND SEPTIC – Some of the cabins are on wells and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. There are water filters that are changed on a regular basis. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).

PLEASE NOTE—There is a $200.00 fee for lost, damaged, or stolen bed linens and $100.00 fee for lost, damaged, or stolen towels. No exceptions.

Please note- moving of furniture or electronics is prohibited. Doing so will incur a $200 fee and any extra cleaning expenses.

INCLEMENT WEATHER POLICY–

ROAD CONDITIONS – No refunds will be given for inclement weather. Mountain roads can be curvy and steep. Icy or snow covered roads are possible during winter months. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.

We are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

NO FIREARMS, FIREWORKS, AIRSOFT GUNS, AND/OR PAINT GUNS ARE ALLOWED AT ANY OF OUR PROPERTIES. Any evidence of their use will result in a penalty of $300.00. No exceptions.

While we make every effort to keep each property and its equipment in good working order and as described, there are unforeseen circumstances beyond our control that may affect the availability of certain amenities. Guests must notify the property manager immediately upon discovering any issues. We will make every effort to repair or arrange for repair as soon as possible upon notification. When outside vendors are needed for the repair, there may be a delay that is beyond our control. We will strive to minimize any delays that are within our control. Acts of nature such as lightning or inclement weather may result in damage or non-working amenities.

NO REFUNDS OR RATE ADJUSTMENTS will be made for mechanical failures or non-working amenities.

All amenities quoted by owner or parties representing the owner on both the website and any advertisement is accurate at time of property listing and no guarantees of accuracy may be held liable to owner or parties representing the owner.

Housekeeping Issues: Upon arrival, guest should inspect the cabin and notify property manager immediately if there are any housekeeping issues so that they may be resolved quickly.

We empty trash prior to your arrival and upon your departure. If you need trash removal during your stay, there are trash dumpsters on Hwy 321 at the foot of the mountain that you are welcome to use. No mid-stay trash removal is provided.

Being in the mountains, there may be seasonal issues with insects or other pests that are beyond our control due to mother nature. All of the cabins are routinely serviced by exterminators. However, there will still be times when bees, ladybugs, or other critters may be present. There will be no refunds given should this occur.

There are also bears in the area. It is vital that trash cans be kept locked at all times during your stay. For your safety, do not leave food outdoors or dispose of any scraps.

House parties, disrespectful behavior, or violations of the law are unacceptable and will result in your removal from the property.

Renters certify that they have read the above agreement and agree to abide by all posted regulations including house rules.

Prior to your departure, please confirm that all soiled towels are left in bathroom’s tub and that all dishes are returned to the kitchen area and washed. Failure to follow this procedure could incur additional cleaning charges to your stay. These charges will be charged against the credit card on file with your reservation.

Accidental Rental Damage Insurance

Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder.
